I'm coming up on one year at The O Group,
and just like Jason's expansion,

I'm trying to expand
my empire and this bag.

about a few things.

But all these plants
are gonna run my water bill up.

The first house didn't work out
based on their terms,

and we're this close
to putting in her offer on one.

It's off-market, we've worked it out.

That's why I'm coming to you today

because it really had me thinking
about the commission.

My last brokerage, I had ninety-ten.

So for me to walk away
with this kind of split,

it's a really hard pill to swallow.

And it really
just isn't sitting well with me,

knowing that now I'm losing
a lot more of my money

than I would lose somewhere else.

Every agent at this brokerage
is on the same split.

Every single agent? Mary?

Every single agent at this office
is on the same split,

including Newport Beach, Cabo San Lucas.

Mm-hm.

And most of those agents could go get
a ninety-ten split somewhere else.

And they don't. They choose not to.

[Bre] Prior to joining The O Group,

I got 90% of my commission,
and 10% would go to my broker.

Now, Jason takes a much larger percentage,

which obviously affects my income
and how I provide for my son.

Even though I'm "newer" to real estate,

I feel like...

My first sale's 17.5.

I have really big clients.
I have celebrity clients.

I bring a lot,
and I don't wanna give up that money.

Yes, The Oppenheim Group charges
more than many of the other brokerages.

We're not a typical brokerage.
I think we offer more services.

I help you out on your deals.

We've got strong agents
that are supportive.

-Are they?
-Yeah.

I mean, on top of all this other sh*t,

I have Chelsea
trying to f*ck with my game.

She's trying to f*ck up
my clients, business,

relationships with girls in the office.

It's ridiculous,
and it's completely unnecessary.

I didn't know the Chelsea situation
was that uncomfortable.

It's ridiculous.

I certainly wouldn't want
you leaving the brokerage

because of the acts
of one of the other agents.

And I want you to stay,
but the commission split's not negotiable.

I've had enough. I'm a one-woman show.

These are my clients, my people.
I did all of this on my own.

I don't wanna continue
to make money for a brokerage

where I could make
way more money somewhere else.

And you have people like Chelsea
trying to sabotage you.

I deserve way more than I'm making
to put up with that sh*t.

I don't know if I can accept that.

I can't walk away from that much money.
It's a huge difference in your commission.

I think you'll be more successful
at The Oppenheim Group,

even with eighty-twenty,
than you would be at ninety-ten.

As you start to bring in leads
and activate me and the brokerage

to help you get listings
that you might not otherwise get...

-But activate you how?
-The way the other women do.

You'd give them listings before me.

You've gotta make money for the brokerage
before I give you money.

So you hog-tie me and throw me in the pool

and say, "You have to be able to swim,
but I won't give you your arms to swim."

I won't say, "Here's 50 grand.
I'll assume you'll start producing." No.

-I'm running a business.
-I know.

You have to produce,
then as you make money for the brokerage,

I reciprocate with listings.

I have my "for sure" clients.
They're mine no matter what.

You sold them homes at another brokerage.
You didn't make me sh*t.

I will bring you on listings
as you produce.

But the commission split's not changing.

So, you gotta come to grips with that,
uh, otherwise...

I don't know
if I'll come to grips with that.

So I think on that note,
I'm gonna head home.

I don't know. I'm not sure this is for me.

I've been dealing with a lot of stress,

and I'm trying to get back
into my normal work routine.

So today I'm stopping by a property
to view for one of my clients.

above the Sunset Strip.

Chateau Marmont
is directly across the street,

and it's an iconic Hollywood hotel.

And anyone who's anyone
has been to the Chateau Marmont.

to match the aesthetic of the house today.

It's very... like,
has an Asian sort of feel.

a lot yesterday.

She feels like I, you know, made her

for making her feel that way.

She's not happy.

I thought all of this
may have blown over by now,

but... I see that it's not,

and I thought I would get my job back

because she would see that
that was a d*ck move,

but I didn't, so now our friendship's
just in a really f*cked-up place.

When an issue starts with Chrishell,
it definitely doesn't go away fast.

But everybody was saying the same thing.

I just was the one
that made the phone call.

Like, I just don't understand
how everything has gotten so messed up.

We used to be like this tight-knit group,

and what is happening?

There's all these different cliques.
No one's getting along.

There's no family anymore.

I feel like I've lost
a really good friend.

At first I was pissed,

but now I've realized
that I'm really, really sad.

It's hard.

and they recently took it off,

and they've been interviewing agents.

[Cassandra] It is a five-bedroom,
eight-bathroom house, in the main house.

There's two rooms in the guesthouse
and another bathroom.

There's one flat acre here
that you can see,

but what you can't see
is another full acre

of the wildest, most unique and beautiful
Japanese garden you will ever see.

The house also has a library,
an office, a wine cellar.

It has a little game room.

I realize it's
a pretty expensive house, right?

What I was really, really hoping for
is to have you preview the house,

price opinion 'cause you have
a lot more experience than me,

and if you believe in it,

to potentially co-list
on the house with me.

Sure. I'll be very honest though.

This is why I like Cassandra.

Not only is she showing us
a beautiful house,

but she wants to co-list with us.

That is a smart way
to catch a broker's eye.

That's a move that I would pull.

because the natural light in here

It is overpriced, but it's very beautiful.

[Jason] I like the house a lot,

but it's probably worth
mid to high twenties.

The problem with these sellers
is that they're valuing the two acres.

Maybe I'd value the top acre
at about... 12 million.

That garden, sloped land, that's probably
worth a couple million dollars at most.

I'd be interested in a listing,
but only if we took it at $29,995,000.

That's the highest it should be listed at.

Right.

Tell me a bit more about yourself,
if you would.

It's funny,
I looked you up on my Instagram.

-And we have 50 or 60 friends in common.
-Do we?

And you know what? I have a twin too.

Identical or fraternal?

that will affect

but it would certainly weigh heavily
on my decision.

So obviously I'm loving Cassandra
because Cassandra and Bre are at odds.

I just think you have
such amazing potential.

We'd be a great team.

of ten years of remarkable success.

that we put together,

every brokerage in the United States

will realize
they can't mess with us anymore.

Honestly, we built it for all of you,

and I hope that you stay here,
and you all die in this office.
