And I think
one of the biggest expenses of this house,

is the fact that

is a blessing and a curse,

because some buyers
will look at that as a plus,

because they can still put their input
in finishes and things like that.

And other buyers
would really prefer it to be turnkey,

and will look at it
as a reason not to buy.

And the fun of it is
you never know who's going to want which,

so you just gotta be ready for anything.

So you think everything
will be done in about a month?

when they've put their blood,
sweat, and tears into something,

it's really difficult.

Unique features in a home
can help justify a higher price,

but most new homes in Bel Air
average around $1,500 per square foot.

And she's wanting over $20 million,

which would put her
over $2,000 per square foot,

which is extremely above the average
of a new home in Bel Air.

So basically all of that is to say

my job is to
talk her off this crazy ledge,

which we are standing on
at her house. [chuckles]

Melanie is extremely seasoned
in the industry,

and I don't wanna mess up, you know,
working with a client that's a developer,

because that is a lot
of future business, potentially.

Because you're $15 million in,
I get... I get it,

but the worst thing we can do

is to have this beautiful of a home
and a property

enter the market at the wrong price
and have it lay stagnant for so long.

So I think that you would wanna,
at the highest, maybe put like 19,995,

something where you
can have people show interest.

I get that, I'm trying to be realistic.

But with the 5.5 mansion tax,

it's probably better for me
to start at my number

knowing that I have
this extra 5.5% I have to...

I won't really help you at all

if I come in and agree with you
on something that I feel like...

Then, you know, six months will go by,

and then I'll have to talk to you
about a reduction.

Obviously, you have a little bit of time
left to finish everything,

I always say, listen,
work with another agent

that's telling you that it's worth 20,

and give them a 90-day listing,
and call me if it doesn't sell in 90 days.

What if you agreed on 21 or something,
meet in the middle,

and then after like 30 days or 45 days,
if you don't have any activity,

then you drop it down.

where it's way overpriced.

I generally think that you should let some
other agent overpromise and underdeliver,

and then you deliver in six months.

Speaking of overpriced listings,
