01x04 - Best Offers

Post by bunniefuu »

-[hip-hop song playing]

-I ain't got no fear

I lose control, yeah

Live for the thrill

I lose control, yeah

I have a really tough question to ask you.

This is just me being honest.

Do you think real estate

is the right business for you?

What the f*ck?

Just because I did a bad job one showing,

doesn't mean this isn't the job for me,

-I want to be here.

-But, why?

Because for four years I tried to

debate what I wanna do with my life.

And each time,

I just circled back to real estate.

And it's because I love

seeing gorgeous homes,

I love design,

I love appreciating details.

Alexia for sure

is at a crucial part in her career.

She's been brought into the Umansky Team,

she's been through some struggles,

and what she needs is tough love.

But if you would ask me now,

if she was standing here,

and you said, "Do you think

you're gonna make it in this business?"

I would tell her I

I don't see it right now.

All that surface stuff

is incredible to me.

Then there's the emotional side.

My biggest strength

is connecting with people,

and having a good time with them,

and making them feel like home.

What we are selling,

our product of what we are doing

is so important and special to people,

and that means a lot to me too.

Those things give me life.

But there was such a fear of mine

that people were going to undermine

the credibility I have in it.

Because I just, of course,

"joined the family business."

I know there's always gonna be

the people that say there's nepotism.

People are gonna say this job

was handed to me on a silver platter.

People are gonna assume

that I just sit back, do nothing,

and get this all just easy-peasy,

lemon-squeezy.

And it hurts to feel like you're pinned

to something your whole life,

and it doesn't allow you to grow.

[sighs]

It's my biggest insecurity.

I want to do such a good job.

I care a lot about what you guys think.

You have to man up.

When people say

you don't deserve your job,

show them that you deserve your job.

-Glad we talked.

-Give me a hug.

[Melissa] I love you.

And I'll make it up to you.

I know I still have work to do.

[Alexia] In due time.

How did you finish your drink before mine?

Girl, do you have any idea

what kind of pressure I'm in?

I have anxiety, I am stressed.

[Melissa] Cheers.

[upbeat song playing]

Don't hold it inside

Go ahead and throw your back out

Come on, come on, hey

Come on and sing your song

'Cause it's time to just let it out

[upbeat song continues]

[knock on door]

[Farrah] Coming!

-[Melissa] We have arrived.

-[Farrah] Hello!

-[Melissa] Hi.

-[Lilly] This is lovely.

-Hi! I'm Lilly.

-[Farrah] How are you?

-[Lilly] Nice to meet you, see you again.

-So nice to meet you.

[Melissa] This is Valner's fiancée.

-Oh, my God, amazing! Congratulations.

-Yeah. Small world. Thank you.

-Show her the ring.

-[Farrah] Yeah, let's see it.

-[gasps] Oh, my God! Beautiful.

-I feel so obnoxious.

-It's really beautiful.

-Thank you. It's exciting.

-When did you get engaged?

-Couple months ago.

Here?

Oh, my God.

The subject of marriage is something

I cannot seem to avoid lately.

I know you wanna get married.

Do you think marriage

is on the same page for him?

What's, uh, you know, preventing him

from, like, making the next little move?

-I don't know, you'll have to ask him.

-[Allie] Oh, okay.

Mom, dad, stepdad, all their friends,

my friends, Alex's friends

Yeah, apparently the whole world,

including on Instagram,

is also ready for me to get married.

So, yes, the pressure is on.

I think this house will be great

for you guys, newlyweds.

[Lilly] Awesome.

A great place

to start your new chapter in.

-[Lilly] Totally.

-[Melissa] Yes.

[upbeat music playing]

[Lilly] We're big cooks,

so I love a big open kitchen

-and big islands.

-[Melissa] I love that, yes.

-[Farrah] So you'll love the double ovens.

-Yeah!

Wolf! That's my nephew's name,

-so now I'm exclusively a Wolf customer.

-[Farrah] Really? That's a great name.

-[Lilly] I like this fireplace.

-[Farrah] Isn't that beautiful?

[Lilly] It is. Nice flow

from the kitchen to the living room.

I love this wine cellar situation.

-[Farrah] Not so much in-your-face.

-Understated.

[Melissa] And then y'all can put

all your tequila right there.

-We're big tequila drinkers.

-I know.

[Farrah] This outdoor space

is really special.

-The landscaping is beautiful.

-[Lilly] Really private, which is cool.

[Farrah] So, we have an outdoor pool here,

flush infinity.

-You have a hot tub.

-[Melissa] And is this a guest house?

Yes, Melissa, you beat me to it.

This is an ADU, or a guest house,

or an office, whatever you want it to be.

-We'll go upstairs now. After you, ladies.

-[Lilly] Cool. Thank you.

Oh, wow. Is this an upstairs den?

[Melissa] How cute!

[Farrah] It is, but the beauty of it

is that if you guys

need more bedrooms in the future,

you can actually convert it.

-If there are babies someday

-[Melissa] This is amazing.

[Farrah] And all the bathrooms

are en suite.

[Lilly] I like this bench in the shower.

It's very high-end.

-[Farrah] Isn't that pretty?

-[Lilly] Very nice.

-[Farrah] Do you want to see the rooftop?

-[Lilly] Love to.

[Farrah] Save the best for last.

-[upbeat music playing]

-[all exclaiming]

-[Melissa] Wow, that's wild.

-[Lilly] This is the hook.

This is so nice.

[Melissa] This is insane.

[Farrah] Isn't it amazing?

-Is this not the best rooftop you've seen?

-[Lilly] This is amazing.

[Melissa] Look at that view though.

[Lilly] That's very special.

Do you think your Alex

My boyfriend's name is Alex too.

-Think he'll like it?

-Oh, for sure.

We're gonna have to bring him back.

I know this stuff flies,

so we can act pretty quickly, hopefully.

We just gotta get Alex here

to come see it.

-[Melissa] Thanks, Farrah.

-Any other questions?

-[Lilly] I don't think at this moment.

-I'll let you know.

-Okay.

-I know where you live.

I know where you live.

-[Melissa] Do you?

-I do.

[upbeat music playing]

[Jon] Hey, sorry about that,

I was in a meeting. What's going on?

[Ben] His face. That face.

[Sonika] Hello!

-Hey, what's up?

-[Sonika] I'm, like, Jon looks busy.

-How are you?

-[laughs] Good, how are you?

-[Sonika] Good. I love the green.

-Have a seat. Thanks.

I went patterns today

and I never wear pattern.

Let me see. Pattern and black.

Okay, cute. A little high-waist.

Yeah, I know, like a little trouser pant.

Love it. Like you're ready to do business.

Professional.

-[Sonika] I know. Make some money moves.

-Every dime.

-What's up, guys?

-[Brandon] What's going on?

-[Sonika] Hello. How are you?

-Hi. Good.

-What are you guys talking about?

-[Brandon] Work, as usual.

-[Jon] I hope so.

-What else is there to talk about?

In here, I hope pretty much just work.

We haven't really,

like, spoken since Rexford.

Yeah.

All right, I'm gonna be the buyer, guys.

Let's roll.

So you are going

I'm sorry. Let me start that over again.

So, right now we are

in the formal dining room.

[Mauricio] I don't see any

dining table here.

Did I say "dining"? I meant "living room."

[Mauricio] Got it, got it.

-Look, I'll give you guys my honest take.

-Okay.

Um, it wasn't great.

-I know. I'm like, "I hope you get it."

-[all laughing]

[Jon] This is like

an American Idol moment,

-where it's like, "Judges?"

-I know! "I hope you get it!"

Mauricio was a curveball, for sure.

And not a particularly fair one,

so I apologize for that.

It was really just to kind of, like,

throw you guys into the deep end.

But I think you can learn from that.

I think you already have

learned from that,

and I think that it's gonna

serve you really well in the long run.

So, you're both new agents, right?

To be able to step into that role

and really own it takes years of practice.

I'm curious, what did Mauricio say?

I had a conversation with him

and it was actually kind of tough.

Yeah, he was a little rough on me.

-Tough love?

-Tough love.

I didn't know

if there was any love in there.

Really?

Look, I'm gonna be straight-up with you.

You need to be confident.

I don't want you fumbling over yourself.

You got confused with the

living room/dining room thing.

Until you develop confidence,

you're not cut out for this business.

What did he say to you?

What was his feedback?

It was definitely confidence-based.

Look, there's obviously

a re-occurring theme here of confidence.

You have to be competent at what you do

in order to feel confident about it.

You guys are just new.

Right? There's nothing bad about that,

you just have to own that.

I would embrace being a student.

I think Brandon and Sonika

have a lot to learn.

You know, it can be a very cutthroat,

contentious, dog-eat-dog kind of job,

and it often is.

It's very much feast or famine.

You eat what you k*ll.

If you don't mind, can I have

a private conversation with Jon?

I want to go over some things with him.

Do your thing. Let's do that. Thanks, Jon.

-You're welcome.

-[Brandon] See ya.

What's going on?

I just wanted to speak with you.

We don't have a lot of time

to really talk one-on-one.

I feel like sometimes me and Sonika

kinda get looped in with each other.

I kinda performed

better than her that day.

You don't have to answer that,

you don't have to compare, but

I don't think any of us were amazing,

but I do feel like I was a little better.

At least I had some personality.

I love her, and I don't want to compete,

but I'm here to do a good job,

so good luck to you, girl.

As far as me and Sonika,

us being grouped together

-We're all on the same team.

-Yeah.

But we're not the same entity.

-[Jon] For sure.

-Yeah.

I just wanna make sure that's understood,

because I don't wanna be in this place

for long, I'm trying to skyrocket.

-I'm gonna own that, actually.

-I appreciate that, 100%.

I'm not a spring chicken.

I'm 36 years old,

I made a big career change.

Everything is on the line, this is

what I want to do, I wanna bust out.

I don't want to be looped in with anybody,

Sonika or anybody else.

I'm here, I'm working.

That's what's most important.

That's what I want to be seen

and recognized.

Nothing else, nobody else.

Just show 'em what you got, right?

What'd someone say?

"In order to last, you gotta list."

-I like that, never heard that.

-You can use that in the meeting.

-I'll text you.

-Okay.

-[upbeat song playing]

-I'll be yours, completely, briefly

But I'm not for keeps

Bye, bye

The summer is over

Ciao, ciao

And the winds are getting colder

[song continues in French]

I I'm at Camden, so service is limited.

Hey. Sorry, sorry. God just showed up.

Can I call you right back?

[chuckles]

Thank you.

What's up, man?

-We'll do the hug. Good to see you.

-[Santiago] Good to see you.

[Joey] Santiago's a cool cat.

I think Mauricio would probably

be the top, top seller,

but Santiago's right there,

and Santiago actually has

a potential buyer for my Camden listing.

So, what's the deal?

[Joey] This is a property that hasn't

been on the market for 60-plus years.

[Santiago] Wow.

[Joey] The house was owned by my aunt.

It is a tear-down.

-It's really about the lot here.

-Yeah.

[Joey] We're selling it at land value.

We're asking 6.75.

As you know, there's nothing

under 10-million in the Flats right now,

so we're getting

a lot of activity already.

-Tell me a little bit about your client.

-He's a director, actually.

He's looking for himself.

We've been looking at houses

that he can fix and move in,

or something that he could build.

Oh, there he is. What's up, man?

-How are ya?

-[Cameron] Good! How you doin'?

-[Joey] Joey. Nice to meet you.

-Lovely to meet you.

[Santiago] So, it's a little bit more work

than what I thought,

but since we're looking at tear-downs too,

they really priced it for land value.

[Joey] You're in the Beverly Hills Flats.

It's one of the most

prestigious neighborhoods in LA.

[Cameron] It's a perfect little backyard

for cricket.

[Joey] Yeah,

that's what it's designed for.

[Santiago laughing]

-[Cameron] You know what cricket is?

-[Joey] No.

Growing up here, my mouth screwed me over

more times than I can count.

If these walls could talk,

that would scare the sh*t out of me.

Because walls shouldn't talk.

[Santiago] Are the parrots included?

-[Joey] The pirates?

-Parrots.

[Cameron] I just like to listen to it,

sometimes.

Yeah. You want me to shut up,

and I'll let you do your thing?

[Cameron] Just take it in.

-You don't have to walk away.

-No, let me give you your space.

My entire business

is based off of the few people

that appreciate my sense of humor.

-[Cameron] What's under here?

-[Joey] Dead bodies.

People get very stressed

when they're talking about

spending $10 million of their own money,

and I think the best way

to kind of get the guards down

is tell some jokes.

The sellers are

looking for no contingencies,

as clean of a deal as possible.

Look, I love the location.

But, um, I'm not 100%.

All right, Joey.

Thanks, man, for your time.

-[Cameron] Appreciate it. Thank you.

-Pleasure. Of course.

[Joey] The pressure is on

to execute on the sale,

but I really do

want to make my family proud.

If I really let my family down, I would

never be able to come to terms with that.

[upbeat song playing]

If you want that diamond ring

You better go and buy that thing

[song continues]

We're turnin' it up on the stereo

Turn it up, up

Turn it up, yeah

We've come so far

To get to where we are, baby

We're comin' up, up

Comin' up, yeah

[Melissa sighs]

You ready for some "yogi acti"?

[Farrah] I'm ready for some "yogi acti."

-Do you ever do yoga?

-[Melissa] All the time.

-[Farrah] Liar.

-[Melissa] Every morning.

[Farrah] This looks like a good spot.

[Melissa] Oh, gosh, today is not the day

to be hungover.

-You're hungover?

-[Melissa] Very.

-My face is the size of a puffer fish.

-Why? What'd you do?

-[Melissa] I met up with Alexia.

-Really?

Yes. She really listened to me

and I really listened to her.

[Farrah] Melissa is definitely the type

that loves to be helpful and to be honest.

But I'm so over this drama, honestly.

It's very elementary.

I don't need to be hearing about

these report cards and I'm over it.

[both breathe deeply]

-[Farrah] That does feel good, doesn't it?

-It does.

Because when you breathe really deeply,

your body can't feel stress.

I know. I thought I was gonna come here

and kinda be all uptight.

Why? Have you been

feeling a little stressed lately?

Yeah, I have.

My best friend's getting engaged,

then they get married,

and then they're having kids.

And don't get me wrong,

I'm so happy for them, right?

But then you just

kinda feel left in the dust.

I can relate to that.

[Melissa] Talk to me.

No, I'm just saying I can relate to

not wanting to force something.

-I'm referring to my relationship.

-Yeah, with Alex.

[Farrah] While I have been optimistic

about Alex coming around

to the idea of marriage,

at this point I am terrified.

I think about the worst-case scenario,

and I think about what if we don't

end up together or work out.

And it's heartbreaking.

I do feel like everything

is amazing between us,

but then there is this question mark

about, "What are your views on marriage?"

Or "Is that something you want?"

-And I never brought it up

-Because you were too cool.

-But I don't have the luxury of

-Waiting.

I'm already almost 33,

and I want that number one.

Mmm-hmm.

Alex is a big proponent of having kids.

He hasn't explicitly expressed his desire

to get engaged and get married.

At the end of the day,

I'm very traditional,

and I do want to do things

in the right order.

I want marriage in my life

and I want that with him.

How much longer are you going to go

without vocalizing that,

"Hey, I would love to be married."

I'm scared to talk about it because

what if it's not the answer I wanna hear?

Or what if it's something like, you know

What if it's not what he wants?

I don't know.

It's hard, because he's amazing,

and you're so happy,

and you don't wanna f*ck anything up.

I'm terrified.

-Terrified of what his response will be?

-Yeah.

Yeah, I'm terrified to lose him.

[upbeat music playing]

-You basic, you basic

Ain't got no time

For your pettiness and ignorance

Hi, Alissa, how's it going?

Did you send me the Camden offers?

Great. I think the sellers

are definitely gonna respond well to that.

Yeah, that sounds great. Just

I have higher offers.

It's a great number, but you know

the activity's insane these days.

Are we about to get into

a multiple situation?

Having a listing

in the Beverly Hills Flats,

it's an absolute gold mine.

The fact that Joey

priced Camden correctly,

he got tons of offers,

tons of foot traffic,

and people are knocking

down the doors trying to get in.

For a developer or for an end-user?

Okay. Ben-Zvi.

Let me call you in a few, Brandon.

-Bye.

-[Brandon] I'll see you.

Here it is. On Camden.

My client is strong.

Seven, all cash, seven-day close.

No one's gonna beat that.

No contingencies.

That's, like God bless.

That's one of the most beautiful offers

I've ever seen put together.

Having said that, we have higher offers,

and other offers with really,

really good terms.

Seven days and three weeks closing

is a big difference.

[Joey] It's a huge difference.

How quick do you want

your money in your pocket? Get it done.

Of course I'm gonna get it done,

the question is

if we're gonna get it done.

With my offer, from my buyer.

I can't predict

how my clients are gonna react,

even though they are family.

You know how family can be.

-Yeah.

-[Joey] But we'll do our best.

This is the close one, this is it.

[Joey] I'm glad we were able

to generate this much interest.

It feels good,

but it feels like the job's not done yet.

I know there's still pressure.

You want the cleanest deal

you can possibly get,

and we gotta close the deal.

We'll see. I'm gonna have to have

a conversation with them,

but I appreciate you coming

to give this to me in person.

I'm expecting a call at 6:00 p.m. saying,

"Mazel tov, you have a deal."

-Then we're gonna go eat sushi.

-Hey, we'll see.

Okay, yo, I'm gonna

actually hold you on the sushi.

[Morgan] Okay.

-[upbeat song playing]

-Here I go

Too hot to handle

[song continues]

You've done a no-no

Know my name

Baby, I'm a bombshell

So bombs away

Bombs away

Dude, you sure you even want

to sell this place?

[laughs] No.

-You're single, dude.

-Yeah, I know.

This house is a panty-dropper.

Like, this house is insane!

This is your house!

My partner Adam and his brother Mike

just finished developing

this stunning house,

and we're getting ready

to bring it to market.

Hey, hey!

[Jon] Brandon's been

asking for the opportunity.

As a new agent, you have to

sometimes be the squeaky wheel.

And he wasn't afraid to raise his hand

and say, "Hey, Coach, put me in."

"I want a shot."

"Okay, we're gonna give you a shot."

Thank you so much for letting me do this.

I'm so excited, I'm ready, I swear.

Welcome. There's a lot of history

with this property.

This house actually

used to be owned by Mel Brooks.

-Wow, okay!

-Yeah, yeah, it's really cool.

This is obviously my baby.

My brother and I put blood,

sweat, and tears into this.

I hope that it transfers.

-Translation, "Don't f*ck it up."

-Right.

I got it. I got it. I got it.

Jon is excellent at what he does.

I really want him to know

that I'm really busting my a*s

to be successful here,

and working very hard.

Stakes are high. It's a big deal for me.

This is my business,

this is my life on the line.

I changed careers.

I changed careers. I paid my own bills,

so everything matters.

-Hello! What's up? Come in.

-[Amanda] Hello. Hi.

-Wow. What an entrance.

-[man] Beautiful!

[Amanda] Stunning.

-[Brandon] $8,000,000 is the price.

-[Amanda] Wow.

What's special about this house

is it's a curated buy. This is not staged.

This furniture can come with it.

It's purchasable.

Good to see you.

[Alexis] How are you?

-[Brandon] Welcome to Rising Glen.

-Yeah, this is awesome.

Buyers and agents are arriving.

I am scared shitless.

I want to do well, and this price range

gives me an opportunity

to meet buyers who can

afford these types of houses.

Those are the buyers I want to meet.

If you're gonna take a video,

you should do it from the front door.

You gotta get that indoor/outdoor

This is what you want, sir.

All of this is travertine.

[Alexis] The same as

the kitchen countertop?

No, that was Taj Mahal in the kitchen.

Not a drywall in the entire house.

This is a clay plaster from a company

called Clayworks, based out of the UK.

-So it's a very custom, very

-Can I touch it?

Yeah, touch it.

Your hands are clean, right?

I'm kidding. [laughing]

This wood is sugarcane.

You don't see these kinds of finishes

in normal homes.

The finishes in this home

are ordinarily what you would see

in a 20-25 million dollar home.

What sets this apart.

These trees are gonna grow,

you'll have more privacy.

-[man] At my parties

-[Brandon] You can skinny-dip. Yeah.

-Good to meet you.

-[man] Absolutely.

-Thank you for bringing him.

-[man] Thanks for your time.

-Nice to meet you. Let's get it done.

-[man] Appreciate it.

[Brandon] Get an offer in.

-I'll think it over.

-[Brandon] All right. Get the door open.

-[man] This door is crazy.

-[Brandon] Yes. Have a good one.

-Thank you so much.

-[Abby] Bye.

[both laughing]

[Jon] From what we were able to observe,

much better.

Right, much more natural [laughing]

-"Thank God!"

-Say no more! That's it. Okay.

[both laughing]

Uh, more natural, more comfortable,

more casual.

You were making jokes, right?

You were just engaging, which was great.

[Adam] I was eavesdropping

just a little bit.

And thank you. You hit all the points

that I would've spoken about.

So from where I'm standing, I thought you

did a really great job with that.

Thank you. I appreciate it.

But the reality is,

I'm really proud of that effort.

I can sit here and honestly say

you can sit my open house anytime.

-Phew! Okay.

-[Adam] Yeah.

-[Jon and Adam laughing]

-That's all I wanted to hear.

[Adam] No, of course, man. Absolutely.

This is what happens

when you continue to persevere.

It's all about, like, working hard

and continuing to strive.

That's what my whole life has been about.

Especially working in Beverly Hills

as an African-American and having success,

I didn't know

that this was possible for me.

To meet the moment, it feels really good.

I mean, if I keep working hard,

that "Mazda-rati"

may just turn into the "Ma-serati."

[Jon] How do you think you did?

-Tens across the board!

-[both laughing]

Eleven, matter of fact.

You know what? Unscorable.

[upbeat music playing]

-[phone ringing]

-Oh, oh, oh.

Hi, Melissa.

-Hi, how are you?

I'm good, how are you?

I'm great.

Thanks for responding so quickly.

-You've been wonderful.

-Aw, thank you.

I wanna let you know my clients are

definitely writing an offer on Milldale.

-Cool.

-Okay, so I have all the information.

Melissa Zee is somebody that

my dad has worked with for a long time,

and she's an agent outside of The Agency.

She's handled everything

with a great deal of respect.

I'm really excited because

Milldale is my first big deal

that I'm gonna be handling all on my own.

[Melissa Zee] I've known your dad

since day one.

I respect him.

I wanna do this deal with him,

and he's gonna be giving the home

to a lovely family.

And we're gonna come in at 5.6 million.

Okay.

And I could have that closed

within seven days.

Okay, um

Okay, first of all, thank you so much

for your interest in the house.

And, um, I definitely we definitely

need to discuss the 5.6 offer,

um, because that's definitely lower

than we are hoping for.

[Melissa Zee] So, they're firm at 5.6.

-And then

-Firm at 5.6.

They are. They are. They can't go yeah.

[Alexia] So at this point

we have two offers

that are on the lower side

than we hoped for.

We have 5.6 and 5.5.

So I'm like, sweat, sweat, sweat.

"Oh, God."

Because this has been on the market

for a long time

and I obviously am just anxious.

Okay, so I definitely need

to relay that message to my father

because he was hoping

for something in the six-millions.

So, let me give him a call,

let him know all this information.

Great, I appreciate that.

Thank you so much for your time.

-Of course, I'll talk to you soon. Bye.

-Bye-bye.

-I'm so afraid.

-[phone beeps]

[inhales and squeals]

[line ringing]

-[Mauricio] Hi, honey.

-Hi, Dad.

-How are ya?

-I'm good, how are ya?

I'm good. What's up?

I just got off the phone with Melissa Zee,

and, um, she basically said

they can't go higher than 5.6.

She was offering great terms,

she's like,

"They're easy, they want it, they love it,

but it's not the number

you guys necessarily want."

Yeah.

Right off the bat, I'm not that interested

in jumping at a 5.6 number.

To be quite honest with you.

For them, the 5.6 number

is the bottom line,

and I really tried pushing for it,

and, like

I hear that, but my point is,

there's nothing special about that offer.

I wanna take this as an opportunity

to really teach her.

I'm not gonna be easy.

I'm gonna make sure that she learns

from every mistake she makes,

and I'm gonna make sure that I praise her

on everything great she does.

I'm gonna be tough

and really what I'm doing

is just testing

to see if she has what it takes.

[Mauricio] A buyer and a seller

need to decide where they're happy

-and where they're willing to pass.

-Yeah.

Right? It's a low number.

It's just a low number.

Let me be clear,

I'm not excited about that price either.

-But, you know

-Right, so whatever.

So let's not stress about it.

Okay.

Here I am

quarterbacking this deal all by myself.

Like, I'm angsty.

This is a big deal for me.

But he's obviously like Mauricio,

chill, laid back, like,

"Ah, let's give it some time, it's fine."

Like, I'm so scared that, like,

what if we don't get a better offer?

-It is what it is.

-Okay, well, thank you very much.

-Love you. [kisses] Bye.

-Love you. Bye.

[Mauricio laughing]

Well, okay.

-[upbeat song playing]

-Seize the day

Yeah, we're about to head back into it

There's a way

Yeah, we'll show you how we do it

What'd you say?

Come on, let's get moving, moving

Working out and looking for fun

[upbeat song continues]

I'm feelin' good, I'm feelin' good

I'm feelin' so good

[Joey] I've been working on Camden

and after having an open house,

it feels good to be looking at 27 offers

that we were able

to get for this property.

It's pretty much three or four offers

that stand out.

There's one that came in

originally in the high sevens,

and then he called me,

and he let me know that he'll go to eight.

Wow!

As good as this offer is,

I'm a little sketched out by it.

Just because, how did they come up

in their numbers so much?

How did they remove contingencies

-all of a sudden?

-Right.

They tell me they're not pulling a loan,

but it's still gonna be a long close.

Having said that,

it's a f*cking big number.

I know. That's really

Actually, that's a toughie.

And sometimes in these

multiple-offer situations,

buyers get super emotional,

they want to lock it up.

And then, next thing you know,

"This happened with the appraisal,"

or "Actually, we did more inspections

and we found this."

-And then we lose

-Yeah.

Or it could be a developer

with no emotional attachment,

and they're coming in

to secure the property,

they tie up the deal,

and then they try to renegotiate.

Let's talk about your opinion

of the second-best offer.

-Second-best offer

-Okay.

And I would argue that this might be

the best offer.

They submitted seven-five-five-five

with very strong terms.

Morgan came in

with a pretty standard offer.

[Morgan] On Camden, my client is strong.

Seven, all cash. Seven-day close.

No one's gonna beat that.

But we were able to get him

to go back to his client

and eventually he came up

to an incredible number,

which was over 800,000 dollars over ask.

The clients are actually very cool people.

From the second they walked in,

the wife could not stop talking about it.

She's planning out

how they're gonna reconfigure it,

what the house is gonna look like.

Like, they seem very real,

so that emotional aspect is actually,

I think, really in our favor.

But they submitted seven-five-five-five,

all cash.

Really?

And I think they can close

in under a week.

Oh, my God.

Oh, my God, I am so excited.

To get 27 offers on a property?

This is definitely one of the higher

amount of offers

I've ever received on a listing.

If you have a Flats, it's a gold mine.

You want these kinds of listings.

But knowing how tough Joey's aunts are

So, so impressive.

Couldn't ask for better.

[Joey] So let's start

to cancel some of these out.

Absolutely not,

they have a loan contingency.

[Farrah] Sorry.

[Joey] See ya later.

This is way too low. This is in the sixes.

-[Farrah] No, thank you.

-Yeah.

This is in the sixes

with a contingency, so

-Oh, Lord. That deserves a crumple.

-[Joey laughs]

My family, being the very

sophisticated people they are,

they want an offer that's super clean,

and will not even allow the chance

for any sort of renegotiation,

any re-trade, any lawsuit,

any lis pendens.

There's so many things that can go wrong,

and we're just trying to minimize that.

-Goodbye!

-We will see you later

-[hip-hop song playing]

-Outside, inside, we don't stop

Global, worldwide, we don't stop

From the bottom to the top

We don't stop

From the first to the block

We don't stop

[song fading]

[Farrah] Who'd you bring home today?

Oh, wow.

[Alex] Sick, no?

[Farrah] I feel like we need

names for all your cars.

[Alex] I mean,

this one's gonna be around a lot.

-[Farrah] How much is it?

-$170,000.

[Farrah] Damn. Can I drive it?

-[Alex laughing]

-No?

[Farrah] I would make myself a tea,

but it takes too long.

-Can we share that one?

-Huh? Of course.

[Farrah] Sit, sit.

I want to hear about your day.

Okay.

How was your day?

My day was good.

I had a bunch of showings today, um

The market's so hot right now too.

[Farrah] It really is. It really is.

We were actually

putting this listing on in Malibu

and we were having a whole discussion,

if we should wait,

and I'm like, "I'm getting antsy."

Speaking of, like, I'm

realizing that I need to be more vocal

about the things that I want and need.

Instead of just assuming

that you're gonna magically know them.

I mean, I think I've maybe

alluded to things in the past,

but, like,

I feel like I haven't been clear

because I'm scared

to say, like,

"This is what I really want."

-And

-What do you really want?

[tense music playing]

-[exclaims]

-What happened?

My heart is racing.

I mean, these are not

easy conversations to have.

I want to be your wife.

I want to have a family.

And have that commitment.

[tense music continues]

So?

["Get Thru It" by LaVelle playing]

I can get through it

I get, get

I can get through it

I get, get, get

I can get through it

I get, get

I can get through it

When the wind blows down

It's gonna chill ya

-Chill ya

-Chill ya

Gonna make you strong

What doesn't k*ll ya

-k*ll ya

-k*ll ya

You could turn a rain into a rainbow

You can turn a horn to a halo

When you just can't find

The words to say

Gotta find another way

A way you can get through it

I can do some things in my time, yeah

I can turn a penny to a dime, yeah

Anything that you can't do

Know that you can come through

You just need

A little breakthrough, love

And I've see some things

That could make your skin crawl

You gotta get up

Every time that you fall

You know what you gotta do

Say, "I'll get, I'll get through it"

I'll get, get

I can get through it

I'll get, get

I can get through it

I'll get, get

I can get through it

-I can get through it

-Hey

I can get through it
