01x07 - Love, Leads, and Loyalty

Post by bunniefuu »

-[upbeat song playing]

-Love is the answer

It's an obsession

Set a new standard

This ain't a question

Love is the answer

Get that obsession

Set a new standard

This ain't a question

Love is the answer

[Alexia] I can't believe

she finally got engaged!

-[Melissa] I know. I know.

-[Alexia] She's a fiancée!

We gotta whip out the champagne.

-[Melissa] Yeah.

-[Alexia] When does she get here?

She should be here any second now

'cause I track her location.

[Farrah] Hello?

-[both screaming]

-[Farrah] Is this my cheerleading squad?

-[Alexia] She's a fiancée!

-[Melissa] We're having a wedding!

[Farrah muffled] Oh, thank you!

-Oh, my God. Where is it?

-Ready?

[Melissa squeals]

-[Alexia emphatically] Oh, my God!

-[Farrah] Can you believe it?

[Alexia] Are you kidding me with this?

-Look at the band!

-I feel like we're dreaming.

[sputters] No, completely surreal.

I said it over and over last night.

I was like, "Is this my life?

This can't be real. This cannot be real."

-You're literally a fiancée.

-I know!

-[Alexia] It's so classic and gorgeous.

-[Farrah] Isn't it?

-[Melissa] It brings you in.

-[Alexia] It really does. Entrances you.

[Melissa] There's a whole

universe in there.

[Farrah] I'm so happy.

-[Melissa] We have champagne. Yes.

-[corks popping]

-[both squealing]

-Oh, my God! That went all the way

[both exclaiming]

-[Melissa] Yes, to you!

-[Alexia] Cheers!

Thank you! Thank you!

As a sister and knowing Farrah,

and the emotions

that she's been going through,

to finally see that ring on her finger

is just

the angels are singing and the fairies

are jumping from tree to tree.

-[Melissa] Here's to you, Mrs. Manos!

-Thank you!

[both] Oh, my God!

I haven't heard that yet.

-I'm freaking out!

-How weird is that?

I just want everything for Farrah

and more, so this feels really good.

-[Melissa] We're getting married!

-We're getting married!

-[Farrah] Oh, wow! Oh, my God!

-[both screaming]

I'm crazy about you

-[upbeat song playing]

-I'm pounding the pavement

Yeah, yeah, yeah

Yeah, yeah, yeah

Guess I got the up, upper hand now

I got the upper hand

I am beyond proud of you.

-I'm beyond happy for you.

-[Farrah] Aw.

Thank you so much.

[Joey] I'm more excited

for the wedding than anything.

Well, you'll definitely be there.

-Oh, my God. Joey's coming to the wedding?

-For sure. I need a hype man.

Okay, mazel tov. You're the best.

-Thanks. Bye. You're the best. Bye.

-[line drops]

[both chuckling]

So what did you do today?

-I'm brainstorming ideas for Venice.

-Oh, cool.

[Alexia] I'm having

an open house with influencers.

I've got some cute plans going on,

and it's from 11:00 to 2:00 p.m.,

so it's like

I kind of want to do

an early morning food, mimosas

Oh, that's adorable.

like citrus c*ck.

Wait, do you have, like, a photo booth?

I was gonna bring a ring light

so people could put their phone

and make their own content.

[Farrah] That's a good idea. What else?

Well, I've been talking to Joey, Terek,

just about how we can improve on the team,

and I think both of them

are happy where they are,

but I want to keep them happy.

Not to say that we aren't doing great.

We're all a great team, but there's

such a lack of communication.

We don't know what listings are going on,

what's going into escrow

We're not exactly functioning

like a real team.

-We don't have the motors going.

-At all.

[Farrah] When I start

having kids and whatever, like,

I can't be as hands-on

with every little detail 24/7

like I am now.

So, I feel like we

need to have more support.

And I'm not putting it all on him.

It's just that Dad is, you know,

busy being a CEO,

and I feel a personal responsibility

to do so much of the back end,

and do so much of the front end,

and do so much of the whole picture.

-Yeah.

-I want to focus just on listings.

[Farrah] Now that I am engaged,

I want to get to

that next level in my career.

I'm kind of at this fork in the road,

and I know that I'm doing great,

but I want to be doing even better.

I feel for him so much

because how busy he is

and how much demand that people have.

At the same time,

I'm not just bitching to b*tch.

[Alexia] Yeah. I don't blame you.

We're running around like chickens

-and doing the best job every day.

-We work so hard. Yeah.

[Farrah] The way that

our commission is structured

is really heavily based on

bringing in the leads.

I kind of have to make the decision,

either I continue to partner with him

on these deals,

or either I focus more

on my own deals and leads.

So, I'm gonna have to

talk to Mauricio about it.

If he doesn't see what's happening and

that we're actually annoyed and bothered,

that'd be the stupidest thing

in the world.

[upbeat song playing]

Watch me now, watch me go

Here it comes

I do my thing

I do my thing

I do my thing

And I'm about to show you how

I do my thing

I do my thing

-[doorbell rings]

-[Jon] Yo!

-[Mauricio] What's up, Jonny?

-How you doin'?

-[Mauricio] I'm good. And you?

-I'm great. Thanks for coming.

[Mauricio] What's going on? My pleasure.

So, I've seen this house in the past.

It's actually a house that I thought about

buying with Kyle.

-Yeah, that's when you guys were looking.

-It's exactly when we were looking.

-Well, my clients will be here fast, soon.

-Okay.

I think I am one of the busiest men alive,

but even though I'm really busy

all day long,

I think one of the most

important things for me

is to always find time to continue

to sell homes.

The fact that I get to be

part of transactions on a daily basis

makes me a much better CEO,

and I could tell you that if you stop

doing it for six months, you forget.

-Hey, guys. How are you?

-[David] What's going on? How are you?

-[Mauricio] Nice to see you.

-[David] How are you?

-Hi. Jill. Nice to meet you.

-Hi, I'm Jon.

[Mauricio] David and Jill

are one of my leads.

I sold them their first home,

and now we're looking for a new house.

In the line of work we're in,

the hardest job to achieve

is bringing in the business.

David's one of these guys

that built an amazing company,

and he recently sold it,

and now we need to find a nice upgrade.

I need to help him spend his money

because he's a little tight with it.

Yeah, I agree. He knows me too well.

I'm on Jill side's on this one here.

[Jon] All right, I'll give you guys

just a quick rundown on the house.

Originally built in 1914

the house is just shy

of 12,000 square feet,

and you'll see when you go through it.

-It's super fun and whimsical.

-[Mauricio] Feels elegant.

You feel like

you're in The Great Gatsby era.

-That was the intention.

-Yeah.

-Let's start in the living room.

-[Mauricio] Please.

-[David] This is a great property.

-[Mauricio] It's extraordinary.

Pull up a seat while Mauricio

plays the piano for you.

-[Jill] This is awesome.

-[Jon] Unfortunately, I wasn't

-[playing piano comically]

-[all laughing]

Can you imagine just sitting here with,

like, Billy Joel and, like

-You could have a nice dinner party here.

-So fun.

[Jon] You'll see these gold-frame mirrors

in basically every room of the house.

-These double as TVs.

-[Jill] I love those.

-Let's carry on into the game room here.

-[Jill] Oh! This is awesome!

[David] This is where

we can do some damage.

Ms. Pac Man.

[Jill] Could you imagine Luke in here

with his friends?

[David] Well, hold on.

I'm talking about me and my friends.

[all laughing]

[Jon] All right, let's run upstairs.

Let me show you guys some stuff up there.

[Jill] Look at this.

[Jon] One of the most

fun rooms in the house.

-I call this the "Nocturnal Jungle."

-[David] Oh, my God.

Each room is changing so much.

-Yeah.

-It feels so good.

[Jon] Okay, so I want you guys to see

something super special.

-[David] Uh-huh.

-Best part's actually down here.

[upbeat music playing]

-[Jill] No way! Look at this!

-[David] No way! Yes!

[Jon] So, one of the cool things

about these houses,

they had speakeasies because this

was all during Prohibition.

[Jill] Oh, my God!

[David] This is insane!

Yes! Yes! We can get

into trouble down here.

[Mauricio] Yeah,

3:30 in the morning trouble.

[Jill] I've never seen anything like this.

And then there's a cigar lounge

through there.

-[David laughs] Yeah. Oh, my God.

-[Jill] This is everything. Look at this.

-[David] Wow. Yes!

-[Mauricio] Yes!

[Jill] Stop!

-David, did you bring your checkbook?

-I did.

-This is where we sign the contracts.

-[all laughing]

[Jill] So, are they

flexible at all on the price? Or is it

Honestly, we've only been

on the market a short while,

and we feel pretty confident

in our pricing.

Yeah, I think our price point

is a little bit under where this is,

as I told Mauricio.

He always knows I say that,

even if it isn't, but yeah.

[Mauricio] I'm not rushing

David and Jill into a decision,

because selling is all about matchmaking,

and bringing in the lead

so they have choices to look at,

but I love the challenge.

-[Jill] Thank you, guys.

-[Jon] You're very welcome.

-[Mauricio] Shall we go? After you.

-[David] Yeah. Thanks.

-[upbeat song playing]

-Are we gonna try to take control?

The world is spinning

In a new direction

I'm all right, I'm all right

Got my freedom

I'm all right, I'm all right

Got my freedom

Where's Jonny G?

-[Jon] My man.

-[laughing]

[Jon] I sit in this office all day.

I like your office, but is this

an extension to your office now?

-[Jon] Yeah.

-What else? Do you own the bathrooms?

Do you charge people

to go to the bathroom?

We're slowly taking over

every single one of the offices.

-Wow. Cool, man. I like it. Beautiful.

-Yeah. It feels good, right?

Feels really G.

[both laughing]

So, how are the kids?

So, Easton's good.

He's just a little sick.

Olivia's probably got

a touch of what he's got, and I'm just

I hardly have time

to get dressed in the morning.

-Right.

-[knock on door]

I'm not interrupting

anything important, right?

-[both] You actually are.

-[Joey] It's just you guys.

-[Jon] Extremely important.

-[Santiago laughing] What's up, Joey?

I just got off the phone with Shiva.

We're working on a deal

in Brentwood Park together.

She knows absolutely nothing,

so I have to still talk to Mark,

but I also wanted to say that when I was

with Ben Belack the other week,

he asked me to be on his team.

Really?

-Yeah.

-[Jon] Okay.

This is gonna get real Jerry Maguire

right now.

"Who's coming with me?"

Wow.

What do you think?

I don't know.

That's why I came to you guys.

-I thought you were on Mau's team.

-I am.

His argument is that

I'll get more attention with him

than I'll ever get with Mauricio.

Uh, whoa! Wasn't expecting that.

I mean

Kind of ballsy on Ben's part to try

to poach someone from Mauricio's team.

Like, I don't know that I would have

taken that approach.

-So Ben's poaching you from Mau?

-Yes. Yeah.

Does Mau know?

No, I didn't think to tell him.

[Jon] Okay.

As someone that has a big team,

what are you looking for

in being part of a team?

What are you hoping to gain from that?

Is it mentorship? Is it support?

Is it leads?

I guess mentorship.

Okay. I mean

But at the same time,

Ben has, like, his way of doing things

that has really worked for him,

but I just don't know

if it's the right fit for me.

I'm not sure whether or not

Joey should stay with Mauricio or leave.

The benefit of being on a team

is the infrastructure, the discipline,

the support, and working

with an agent like myself

to be able to piggyback on my successes.

And there's only so many agents

of Mauricio's caliber in this industry,

and it's a real notch on your belt

to be able to say,

"Hey, I work for that guy."

But Mauricio is a hard person to reach,

he's a hard person to get face time with.

So, I think that Joey could potentially

grow faster under someone like Ben

because Ben will probably give him

a lot more face time and mentorship.

All bullshit aside,

'cause I give him a lot of sh*t,

Ben's actually really f*cking talented.

-[Joey] Absolutely.

-I'm super impressed with Ben.

Ben, you're probably gonna get

more personal time and attention with,

so if you feel like

that's what you're lacking right now,

then, you know, Ben could definitely

add a lot of value.

I'm split. I'm at a crossroads.

I really am at

I didn't know I'd ever even

think it would be a hard decision to

to even consider Ben's team or not.

I just am stuck right now.

But at the same time, I don't know if I

Like, I kind of like being

part of Mauricio's team because

[Santiago] You're friends with Alexia,

and

-[Jon] What did that mean?

-I have no idea.

[both laughing]

No, they're good friends.

People think there was

something in there, but there's not.

I'm feeling like there's

something in there right now.

I would never That's my boss's daughter,

so that's just inappropriate.

Well, he doesn't even know

that you work for him.

That's true. So, you know,

nothing is inappropriate.

[Jon] Um, okay, so seriously,

here's what I would say.

What you need to be focused on

is getting your foothold in this industry,

because whoever doesn't

have a strong foothold

in the next couple of years

is gonna get pushed out.

Not everybody's gonna make it. 87% don't.

So, you really have to figure out

what kind of a career you want to have.

Do you want to be the next Mauricio?

Who doesn't?

But is that the kind of business

you want to have or

is it more aligned with

what Ben's business looks like?

That just answered my question.

Speaking of which,

are you interested in being on my team?

-[both laughing]

-Just to add a little complication!

Now, we're

Ben and I are so f*cking competitive

that if he wants you, now I do.

I mean, Ben is kind of like UCLA,

and this is Harvard, so

Oh, sh*t!

[all laughing]

-All right. Well, good luck with it.

-Appreciate it.

-Talk to you soon.

-[Santiago] Let me know.

[Joey] Okay.

I'll let you know what happens.

Thank you, guys. Really appreciate it.

-[upbeat song playing]

-Now, throw your hands up

Keep going nonstop

We give what we got

And we're just gettin' started

All night and all day

We do it our way

Even on vacay

And we're just gettin' started

[upbeat song continues]

And we're just gettin' started

[Alexia] So excited!

What this property needs is eyeballs.

What is one of the biggest ways

to get traction and eyeballs nowadays?

It's influencers,

and so I have planned

an influencer brunch.

Good food, good drinks.

Mimosa time!

Mix some dances

with a selfie station I set up.

-Oh, that's really cute!

-[exclaiming]

And most importantly, I need them to post,

and if it interests

any of their followers,

I urge them to come and buy it.

-And we're just gettin' started

-[song fades]

I don't know if you guys saw,

I put a ring light in the primary bedroom

so people can make TikToks

and take their own videos in the bedroom.

-We've got a professional photographer.

-[Ron] That's great.

[Alexia] This is really exciting!

[Ron] You guys know

how to throw a production here.

-[upbeat music playing]

-[woman] Hi! Hi, Brandon. Welcome in.

-Alexia. Nice to meet you.

-I'm Brandon. Nice to meet you as well.

[Alexia] There's a lot at stake here,

because if we do sell this listing,

we get two more listings right next door.

So, it's not just selling this one.

It's getting all three.

-[Joey] You developed this, right?

-Yeah. Gill.

I'm Joey. Nice to meet you.

Incredible job.

-And you're doing those two over there?

-Those two as well.

[Joey] That's really cool.

-And you chose the right person to rep it.

-Thank you. Yes, we did.

-Yeah. That's the key, by the way.

-Only go to the top.

Yeah, straight to the top.

[Alexia] Anything you guys post today,

please post

please share @ModernVeniceHomes,

and @TheAgency,

and if you're really feeling generous,

#TheUmanskyTeam.

-Wow.

-[Ben] What's going on here?

What are you guys making?

[man] Best avocado toast you'll ever have.

-[Ben] No, is it? Hi! How are you?

-[Alexia] I'm good, you?

[Ben] Good to see you.

This looks great.

I've been looking forward to seeing this.

-You haven't been here before?

-No.

-I'll give you a little tour.

-Okay.

-Joey, you want to come see the house?

-Yeah. It's unbelievable.

[Ben] Joey's only here because he's like,

"I can drink during the day?"

"I'm good with that."

[Alexia laughs] Yeah! Exactly.

At this point, I don't feel like

telling Mauricio and Alexia about Ben

helps the situation whatsoever.

I think this is something

I have to grapple with myself,

and once I kind of have a clearer idea

of what I want,

then I'll let them know.

[Alexia] Here we are in the steam shower.

You got Netflix, you've got

[Ben] You've got Netflix in the shower?

Yes.

-[Alexia] Right?

-[Ben] Wait. Hold on one second.

[imitating water rushing]

[Alexia laughing]

I'll leave you two alone.

-Bye, guys.

-[Ben] Why are we dancing in

[both laughing]

I'm definitely surprised that Joey and Ben

are becoming good friends.

I mean, from what I know,

Joey and Ben

love to pick fun at each other,

so to know that they're getting along

and bro-ing out right now

is kind of blowing my mind.

-Hi, honey.

-How are you? You look great.

[hip-hop music playing]

[Alexia] Oh, that's so cute.

Aw! One more.

I'm really impressed by the turnout

Alexia has been able to garner

at this open house.

We are in a battle for attention,

and if she can get the people

that have people's attention at scale

in the house

bravo.

-How are we?

-[Brandon] Good. Good. What's going on?

Um, want to come inside with me for a sec?

[Brandon] Yeah! Just had some toast.

-Oh, you did? Did you like it?

-Are my teeth okay?

-[Alexia] Yeah.

-Perfect.

[Melissa] Joey, you want the rest

of my drink, playboy?

[indistinct chatter]

-[Joey] Can I lick this off?

-Yes, sicko.

[Alexia] And I wanted to just have

a straight-up conversation.

You and I, we're getting closer,

getting to know each other,

and I wanted to know

what you meant at Farrahween.

Like, you came up to me and you're like,

"Why do people tiptoe around you?"

Everybody seems like

they have to, like, tiptoe around you.

From several conversations

that I've had with people,

it seems like people are afraid

to necessarily tell you the truth.

Honestly, I think people are afraid

that you're gonna run to your family.

That's why they can't be honest with you.

Like, these are our careers.

We don't want anything to jeopardize that.

-What's up, guys?

-Oh, hey! Here we go!

-Getting more sparkling water?

-What are we talking about?

-[Brandon] We were talking about

-Do you feel like people tiptoe around me?

-Oh, 100%.

-Yeah.

Hearing that even Joey feels like

he has to tiptoe around me,

it, honestly, really

upsets me, because

Joey of all people

should not feel like he has to do that.

So, what Give me an example.

Like, what's being tiptoed?

Is it that you all

think I'm a horrible agent?

-You're all afraid to tell me?

-[Joey] No.

So, what's the tiptoe?

Like, if there was an issue,

am I gonna discuss that with Alexia

or is that going to her dad?

Yeah.

First, I don't go to him about everything.

The Melissa thing we talked

about because he is involved, I mean

Like, he knew. Like, he

Of course he knew.

But I would never in a million years

go off with the intention

to ruin somebody's career or life, ever.

You know,

I don't want people to dislike me

or feel like they can't talk to me

because I'm the boss's daughter.

Like, it's just a little upsetting

when you know that people

feel like they can't be real.

Yeah.

I kind of feel for her,

because it's a tough position to be in,

but you gotta find a way to manage that.

Um, that's just kind of what it is

when you're the boss's daughter, I think.

You gotta find a way to prove yourself,

and that's by working hard,

and carving your own path,

and I think she's doing that.

Well, anyways, I just wanted to make sure

we were good. I heard some sh*t.

Please talk to me,

I'm sick of talking to this guy.

-[Alexia] Well, we'll talk.

-We're good.

[Joey] It's very hard not to tiptoe

around the CEO's daughter,

and the reality is by not telling Alexia

that Ben wants me to join his team,

that's exactly what I'm doing.

And

there's no worse feeling.

It kills me.

That was a little awkward.

You can't control

the families that you're born into,

but is she aware

of her "privilege" at all, do you think?

Look, this

This listing and the house next door,

these are gonna be yours.

I think she's aware

that people think about that,

which is why she always

talks down her own business.

You know, on the one hand, yes,

she is getting a crazy upper hand,

but on the other hand,

she has to work harder to prove that,

you know,

she's not just getting unfair treatment.

Farrah dealt with that for years,

and, like, it's a tough situation.

Mmm-hmm. It's not going away, I'm sorry.

-[Melissa] Can I talk to you real quick?

-Hi.

I need to tell you how f*cking proud

I am of you.

Aw! Thank you. I thought you were

gonna tell me something serious.

-I got nervous.

-No! No!

I mean, it is serious, so thank you.

Think about it.

This is not your normal open house.

It's like the Gen Z, Millennial

-I'm trying to do some fun twists.

-It's working.

Do you see how many people are here?

I know. I think everyone had a good time

too, which makes me happy.

Yeah! And then, you know,

if it's not right for one person,

-they'll spread the word.

-Exactly.

Hearing Melissa say "good job" to me

makes me feel really good.

I'm not gonna lie.

I mean, I hope she's not tiptoeing around,

but she said "good job,"

and it means a lot to me,

and I feel like I did a good job today,

so I'm just gonna go ahead

and tell myself this was an A-plus.

You should be really proud of yourself.

Thank you so much.

That means so much to me.

-[Melissa] I love you so much.

-I love you so much.

-[hip-hop song playing]

-What you wanna do?

I wanna get the money

Get the, get the money

Ooh, la, la, la, la, la

Throw it all on me, yeah

Get the money

Get the, get the money

Ooh, la, la, la, la, la

Throw it, throw it, throw it

[Jon] I'll see you over at Rexford.

Counteroffer, by the way,

is out for signature, so fingers crossed.

-[knocking]

-That's not wood.

-I'll pray for you guys.

-It's the closest wood I have.

-[Jon] All right. I'll see you later.

-[Farrah] Bye.

[Mauricio sighs]

Do you mind if we chat?

Not at all, no. Are we closing the doors?

Interesting.

[Farrah laughs]

I guess it's interesting, yes.

I wasn't exactly prepared

for this conversation,

um, but I have been thinking about it,

and it's just hard for me

to have this conversation

because, you know,

we're family, obviously,

and you brought me into this business,

and so I know that I owe a lot to you.

But then at the same time, lately,

I sometimes feel a little frustrated

because I personally think

my role on the team is very valuable.

You know, I have a lot of my own leads,

and I do a lot of my own deals

on my own, separate,

-and then I partner with you on deals too.

-Right.

It's a lot of time spent.

I mean, as you know, yeah,

some deals can be very quick and easy,

some can be very long and very strenuous,

and I don't have somebody

to be my quarterback,

so it's hard to be both.

I don't know, maybe sometimes I feel

that I'm giving up a lot of my check,

or maybe there's a discrepancy

from what I'm expecting versus what I get.

-Are you talking about commission splits?

-Yeah, how we split the commission.

Look, I hear what you're saying,

and I can understand your frustration,

but I'm not really 100% sure

that I agree with you.

The current structure we have is based on,

"Where is the business coming from?"

Right? Because the way I see it is that

the lead generation

is the most important piece,

you see the quarterback

as the most important piece.

Well, I see them as a little more equal.

For me to retain a bigger portion

of my commission,

I need to be bringing in

more deals than I am,

so I sometimes feel like

Mauricio is not taking into account,

you know, my value of negotiation,

my customer service skills,

and all these things

which takes up a lot of time,

and I just find it hard to have more time

to go out and source more deals.

Honestly, you work just like I do.

Maybe I just need a little more

acknowledgement, maybe.

[laughs] Maybe that's a piece of it.

[Mauricio] I don't want Farrah

to feel I'm taking advantage of her,

but I also want to make sure

that I'm not being taken advantage of.

If Farrah wants to have

more of a 50/50 relationship,

she's gotta generate more leads.

It's not about the work.

It's not about how hard you work,

or the hours, or anything like that.

It's a sales business,

and if you're the lead generator,

you deserve more.

If you're not the lead generator,

you don't deserve more.

I don't want it to be about money or

I don't want to feel greedy.

I just want to make sure

I know what's going on, basically.

Well, let's talk about a plan

on how to move the business forward

and grow the revenue

so that there's more to share.

I agree.

-[upbeat song playing]

-My time, this is my time comin'

My time, this is my time comin'

High time, it's the right time comin'

This is my time

This is my time comin'

We don't live by the rules

But I'm comin' for you

[song fading]

-[Mauricio] David, Jill! How are you guys?

-[David] Hey! Good, man. How are you?

-[Mauricio] So good to see you.

-[David] You too.

-[Jill] Oh, my God!

-[David] Wow.

[Mauricio] I am so excited

to show you guys this house.

-You know us pretty well. Holy cow.

-Yeah.

-This is an off-market opportunity.

-[David] Okay.

You're, like, one of the first to see it.

We've got a bit of an inside track on it.

Okay.

I showed David and Jill

the Windsor property a few days ago,

but I want them to see this Arden property

before they make a decision.

I really know they're gonna like it.

-This living room is everything.

-[David] Insane.

[Mauricio] It's everything.

Original beams from the '20s.

You've got, like,

the Romeo and Juliet balcony.

-David, I want you down here.

-[David laughs]

Jill, I want you up there.

-He's gonna sing opera.

-I was gonna say Juliet.

[laughing] Juliet!

[Jill] Oh, my God.

All right, let me show you the den,

my favorite room in the house.

-[David] Ooh, I like this staircase.

-Yeah, it's great. Check this out.

-[David] Oh, my Lord. Yes.

-[Mauricio] Look at the ceiling details.

[David] Oh! Look at the bar.

Oh, my God. This is like a dream.

-Jill, sorry, but this is like the man's

-[David] Man cave.

-[Jill] Oh, please! Oh, my God!

-You're allowed in the man cave.

-[David] Every once in a while.

-[Jill] Okay, okay.

-[David laughing]

-[Jill] Oh, my God.

[upbeat music playing]

[Mauricio] This is the primary suite.

-[Jill] Oh, my God!

-[David] Wow!

Hold on. This is the closet?

You're walking into, like, an entry foyer

that is part of the closet.

-So, after you, the primary

-[Jill] Wow.

Look at the windows in here.

[David] Wow. I honestly feel like

we're at a resort in Cabo.

[Mauricio] Indoor/outdoor

California living.

-[Jill] It's really nice.

-I mean, this is exactly our style.

-I know.

-I know we saw the other one.

We really liked that house,

but, I mean, this fits our style.

Entertaining, friends, family,

resort-style.

I always say,

"In order to be a great real estate agent,

you just have to be a great matchmaker."

Know your client,

know what they're looking for.

[Jill] Can't you imagine this

filled up with friends, and family

[David] Yes.

You can then find them

the house that they want.

So, here's the problem, okay? [laughs]

They are intending to come on the market

at a very aggressive price,

-which could then create multiple offers.

-[David] Okay.

[Mauricio] And, unfortunately,

if we want to get this,

I need you to make that decision,

like, now.

-[David laughing] Okay!

-Like, literally.

[suspenseful music playing]

[David] It's listed for 12.9, I think?

-Yeah.

-We're at the upper end.

I mean, if we can get it to 12.7 and maybe

get a couple hundred thousand off of it

-So, look, that's gonna be tough.

-[David] Yeah.

But let me go do my job

and convince them to,

you know, "Let's wrap it up."

[David] Let's see your skills now.

-Let me go see what I can do, man.

-[laughs] Thank you.

[Mauricio] Hey, how you doin'?

Look, I know you're

gonna be going on at 12.9.

So, what I'm suggesting

is a 12.7-million-dollar offer,

non-negotiable, firm and final.

They'll do a fast close.

When you have something good on the table,

the seller has to make a decision.

If you're too low, it's an easy decision.

[exhales] He's gonna call his client

and call me right back.

[David] Okay.

You gotta just figure out the right number

that makes the seller wonder

whether or not he's gonna do better.

-[phone rings]

-Yo.

And that's an art.

-So, tell me, what's the word?

-[dramatic music playing]

Thank you.

-You guys!

-[David] What?

We got it!

-Whoo!

-[Jill] Oh, my God!

-[exclaims]

-[Jill] Are you kidding me?

-[David] Wow!

-You got it.

Yeah, so now I'm gonna write it up fast

before they change their mind.

-So I'll go get my bags.

-[laughing]

"So, can you get out now?"

-[David] We're in!

-[all laughing]

[David] We'll see you soon.

[upbeat music playing]

-[Farrah] Hi.

-Hi!

-[Alexia] What's up, girlfriend?

-Cute!

-Thank you.

-[Farrah] Got your little '90s outfit.

[Alexia] I try. I try.

Well, this is exciting.

We're meeting a stylist today?

I know. I just literally don't have

one second to go shopping,

and I feel like I need

some new outfits for work.

-I feel the same way. No time

-You've been saying that for a while.

I need a I want a whole new wardrobe.

Half of what I wear is Mom's.

I know. We're gonna

get some cute looks today, so

-[Alexia] Yeah.

-Do you want anything?

-Um, I'll have rosé. This is fun. Yeah.

-Ooh, rosé. Okay.

[upbeat song playing]

[knock on door]

[Farrah] Oh! Coming in? Yes.

-Hi!

-[Monta] Hello.

-[Farrah] Look at you!

-How are you, beautiful?

-Take this one?

-I'll take something, yep.

[Monta] Hey! How are you?

-[Alexia] Pleasure to meet you.

-Nice to meet you.

[Alexia] Thanks for coming.

We're gonna do a whole

little styling session, so here we go.

-[upbeat song continues]

-Take me to the beach on a cool night

[Farrah] That's so cute.

Takin' in the world as it goes by

Coming up with outfits

outfits that are professional and cute,

it's not easy.

No, it's not.

But it's essential,

because we're representing a brand.

-We can always do more and elevate.

-Always like to

We like the wow factor.

[Farrah] Exactly.

[expectant song playing]

-[Alexia] Ooh!

-This is very chic, right?

I'm so hot.

Oh, cute!

Not a work look, but

If you got it, flaunt it.

[laughing] Sorry!

-Can I take this home?

-[Farrah] I'll buy it for you even.

Perks of having big sisters.

You always get me the best stuff.

Anything else that you want

that I can get you as a little prezzie?

No. If I find anything else,

I'll get it myself.

-Are you crazy? I work.

-I know.

-I work.

-[both laughing]

Well, if you sell Milldale,

then you can buy me a prezzie.

That's true.

I'm not intimidated by Farrah,

but I definitely want to be

as good as Farrah.

She is my role model.

And, um, I just look at her

as total inspiration.

So, did you hear

about my conversation with

-Mauricio, your father?

-My father?

-Did he tell you?

-Our father?

Um, no.

Well, you know how I've been

kind of stressed out lately,

and a little overwhelmed,

and I feel like I have

more responsibility than ever.

I gathered the courage

to walk into his office.

I ended up just ripping the Band-Aid off

about how we're, like,

structuring our commissions,

and, you know,

he did get a little defensive.

He does bring in the largest percentage

of the leads on the team.

You know, we can't argue that,

but there's also the expectation that

on the deals that we partner with together

that, you know, I'm going to handle those.

-And I do, from A to Z.

-Yeah.

But for me, it's like,

I have to make a decision.

Do I focus more on just lead generating

for my own deals

and maybe go off on my own?

[tense music playing]

Would it be easier for me

just to work on my own?

I wouldn't have to ask anybody's approval

or rely on anybody

to make decisions with me.

I know he never treated us any differently

as a stepdaughter at all,

and I'm very, very lucky for that.

I feel a certain gratitude

for how he helped raise me, you know.

-Yeah.

-Like, since I was five years old.

So I also feel guilty too.

[Farrah] The truth is,

that's not what I want at all.

I can't imagine the level of FOMO

that I would have if I went off on my own

and they were still

all together on a team.

-[tense music continues]

-That would suck.

What I want is for us to work like a team.

That's all.

I mean, bottom line,

I just need to talk to him,

figure it all out, and move on.

-Yeah, it's extremely complex.

-Yeah.

-[upbeat song playing]

-All I need

Is to feel good

Be who I want to be

Yeah

Mauricio!

-[Mauricio] Joey.

-Wow!

-[Mauricio] How are you, man?

-This is, uh, pretty impressive.

-Yeah, it's amazing.

-Let me show you around a bit.

[suspenseful music playing]

Joey, Joey, Joey!

[chuckles]

[Jon] Listen, I don't

want to step on anyone's toes,

and I certainly don't want

to betray anyone's confidence,

but I heard something the other day

that honestly I thought you should know.

Okay.

I think Ben might be speaking to Joey

about possibly joining his team.

What?

As a CEO and a team leader,

it is definitely my job to have

difficult conversations with employees.

It has been a very difficult

part of my job,

and sometimes you just have to do it.

I wanted to talk to you about

a couple things.

You know, you're an extraordinary agent,

but I do have some concerns,

and I do want to talk to you

about a couple different things that are

somewhat concerning me right now, right?

And it really just has to do with

you having a conversation with Ben

and Ben trying to recruit you.

I hear you when you want to be heard,

and I want to bring you,

and I want to start including you,

but not talking to me about it,

you know,

that's where it was a little bit weird.

[tense music playing]

[producer] How does it feel to know

that word's gotten around to him?

That, I would say,

there's no more

uncomfortable feeling in the world.

I just want us to have

an open conversation about everything.

The fact that it means enough for you

to say something to me

and talk to me about this, it means a lot.

Because I know that, you know,

for you to take the time out of your day

to talk to me about this,

it's important, and I treat it that way.

And I have big goals,

and you're a huge influence in my life

and, you know, to hear it from you

really does kinda change my frame of mind.

I just want to make it very clear to you

that my loyalty is with the Umansky Team.

I work my a*s off.

This is where I want to be.

I'm glad to hear that.

I also really appreciate you saying

you're talking about your loyalty.

The feeling is mutual.

I want to see you grow, expand.

Everything I'm telling you right now

is because I want to help you

be an amazing agent.

I want you to help me help you grow,

and I want you to help me and the team.

-And we help each other.

-So we just have to help each other.

The only way to do that

is to have real conversations.

And I want you to crush it.

So I just want to make sure

that you're hearing that.

I appreciate it.

-Thank you.

-[upbeat music playing]

[Joey] I think the reason I decided

to choose the Umansky Team over Ben Belack

was because Mauricio

has gotten me to where I am today.

My loyalty is totally devoted

to the Umansky Team and to The Agency.

And if I were to go off,

it would be to create my own team.

But we'll see. Who knows?

The other thing about Ben

that I feel like,

you know, we're having this open dialogue,

I should let you know.

Um, he's been getting

heavily recruited by Compass.

I just don't know

if he's communicated that with you.

He has definitely not, yeah.

And it's just interesting that he would be

recruiting me away from

potentially The Agency family.

So is he talking to you about this stuff

or you're just hearing this?

-He's He's told me about it.

-He has?

-Yeah.

-Got it.

I appreciate you saying what you've said,

and I appreciate you giving me

the information about Ben,

because I can go do something about it.

[dramatic music playing]

-[rock song playing]

-I'm gonna do it my way

I'm gonna do it my

I'm gonna do it my way

I'm gonna do it my

I'm gonna do it my way

I'm gonna do it my

I'm gonna do it my way

I'm gonna do it my

[rock song continues]

[rock song continues]

I'm gonna do it my way

I'm gonna do it my

I'm gonna do it my way

I'm gonna do it my

I'm gonna do it my way

I'm gonna do it my

I'm gonna do it my way

-I'm gonna do it my

-[rock song fading]
