I don't want to feel like you're acting

as if you've done this for longer than me

'cause we started the same time.

Sometimes you don't take me

very seriously,

and you treat me as if I'm some sort

of accessory of the Umansky team.

No.

You k*lled it. You curated the vibe.

But my value goes

beyond just throwing events.

-I mean, I know that I'm very good.

-You have a ton of value.

We're literally fifty-fifty

on almost a 30-million-dollar property.

Just take a step back and realize

we've known each other for 12 years.

I feel like you're saying this to my face,

but you're not acting like it.

And if we were going

to be bringing brochures,

I'd have brought something

that sells people on the Umansky team.

What if I didn't tell you,

but understand that also behind your back,

tremendously successful for him.

He's an amazing plastic surgeon.

this would be an easy sale,

but right now, Paul is wanting

to sell a 20-million-dollar house

in a market where there's no urgency.

I got to get creative to create urgency.

When there's urgency, buyers show up.

[Paul] How are we doing with this auction?

people are getting excited about it.

So the next step is what?

This is when all the clients

will be getting registration in order

and, of course,

placing their starting bids.

-It is crunch time for people.

[Mauricio] The benefit of auction

is you create certainty.

You know you're gonna have

your property sold,

and the hope is

that we're going to get multiple bidders

and sell it for market value.

Here's my expectations. Ten bidders.

I don't want to lose. I know the market

isn't the best now, but look at this.

The number that Paul has into the house

is around $18 million.

If we don't get enough people

to bid against each other,

I don't think

we're gonna be reaching that.

It's a risk.

I wanna make sure we deliver for him.

is a company I hired.

They work together with us

in order to market the property

going for auction on a global scale,

and then what they do

is they collect a buyer's premium,

and that's how they make their money.

-So is everyone pre-vetted?

-It's a must we vet our buyers.

[Mauricio] Pretend the gavel closes

at $20 million,

on top of that,

the buyer pays a 12% premium

to the auction house,

but the seller only receives

the proceeds based on the $20 million.

I can tell you just in the numbers

as a whole at The Agency,

we have definitely stabilized.

I mean, thank God

we've been able to keep things going.

-But it's not, you know, it's not easy.

-It's my first down market.

Is it your first down market?

I came into the business in a down market.

It was at the bottom going up.

Got it. The people that get really hurt

are the new people,

the ones that just got in,

the ones not doing a lot of business.

Those are people that get hurt,

and you start seeing those people,

you know, leave the business, right?

Last year was the best year

of my career, hands down.

This year has been a bit more challenging.

Firstly because the market has changed,

but also my role has changed

because Mauricio had agreed

to us hiring a director of operations.

You're so busy doing what you do best,

I feel like I can't scale

and focus on my own leads,

and one of the things

we can do to solve that problem

would be to hire a director of operations.

I have no problem with that.

It's a brilliant idea. I love it.

[Farrah] And then, he just,

on a whim, decided no.

So I kind of half-heartedly

took on the role.

and we're top of the list

of the whole country,

so our team must be doing something right.

It's a little different

than my relationship with Joey

I just closed my first deal

of the year last week.

Yeah, this market. All of my business

is first-time homebuyers pretty much.

And these rates and everything.

They're scared.

-Yeah. It's honestly scary for people.

Honestly, like, between us, I don't feel

comfortable on the team anymore.

Why?

Because after the breakup with Kevin,

everyone kind of turned cold shoulder,

like Jon, Adam.

I feel like they're pro-Kevin.

So that's when I stopped

showing up so much

because there's just weird air.

After the breakup, it's been so difficult

because my ex-boyfriend

brought me into this team.

I think the breakup was for the best.

She says that she felt

like the team picked Kevin over her,

but most of that's in her head.

If that's what she believes,

It kind of feels like we get lost a bit

because there's so many of us.

It's tough, there's no deals.

Have to make money other places.

And not everyone's gonna make it.

which is by far the most expensive

and desired neighborhood

in the Hollywood Hills.

This place is a modern fortress of sex.

But market conditions have made buyers

extremely price sensitive.

Last year, I originally took this listing

around 15. It's now 12.

-Oh my goodness.

-[Tyler] Excited for this open house?

[Ben] I'm starting to feel the pressure.

I don't know this feeling.

We sell everything.

-I know. The new price will help, right?

-[Ben] It'll definitely help.

I mean, getting it down, like,

two million dollars in the last few months

has not been an easy task.

It's actually been some of my finest work.

I know. I feel like we've done

everything marketing-wise.

Tyler is my protégée,

and I did just promote her to partner.

Have we done any type of event here?

Will the seller allow it?

We can't,

because the materials are too expensive.

right as I walk in.

I think the biggest challenge

for this property is the verticality.

You can't really entertain

because the living spaces are too small

and just spread vertically.

As you walk through, you'll notice

all the very custom finishes.

If it weren't for the verticality,

maybe the house would sell for 12 million,

but I think with this challenge,

it's a little bit steep.

My concern is

it's priced a little too high.

I'd guess this property

is more of a property

that's going to trade

just under ten million.

If you look at what's comparable out there

for what you can get at 12,

this just really isn't it.

I was afraid you'd say that.

to negotiate on the price?

I think so. At this point

Bring any offer.

Um, I've showed her two things

that were off of our radar,

and this is one of them,

and so she came in

with a negative perception

-because she didn't want to be here.

In the last decade,

I've sold everything I've listed,

but we've got

about four weeks left on the listing.

I'm feeling a lot of pressure lately.

I have listings that are north of ten.

I have three right now.

You've broken into that realm,

and now the market breaks.

You should get back to your

two-million-dollar market. It's on fire.

Sadly, they gave me the price

I recommended a year ago only 30 days ago.

Had we had it priced a year ago

at this number,

I would be showing the trophy

all over town.

he doesn't respect me as a person.

The reality is this market

has a ton of headwind.

Yeah, absolutely.

But that's why it's so important

now more than ever

to actually be putting in the work.

And, look, you haven't sold a house in

I think it's been about a year.

But what's more concerning to me

is that I just feel like

you kind of stopped trying.

Look, everybody has to earn

because it really affected the family.
