-Sorry I'm late. This is beautiful.

I take a lot of pride in the fact that

I brought in this $50-million listing.

This is a trophy property.

The scale's absolutely incredible.

Mauricio wants me to bring

all these listings to the table

and manage the whole team,

and he's so busy traveling the world

opening new offices.

Sometimes I don't know

if Mauricio acknowledges

that I'm doing all these things.

The house is on over an acre of land,

and look at this

unbelievable spiral staircase.

[Mauricio] The staircase is incredible.

[Farrah] Now we enter the primary.

Oh wow.

It's really about the scale.

-So well done, so awesome.

-[Farrah] All the details.

[Mauricio] I love this tub.

It's just simple, elegant,

and beautiful.

When you have a nice tub

I love the communication

-You have no unsightly range and hood.

-[Mauricio] That limestone is gorgeous.

Look, everything is kind of hidden.

It's so smartly done.

You can't even tell

that this is the refrigerator.

This is great.

I think that in order to get this sold,

we'll have to put it out

to a bunch of different channels.

-We need to hit the international market.

-Yeah. Agreed.

There's only a handful of people

with this kind of money.

-We'll be able to find them.

-Yeah.

You know, as we're getting busier,

I just wanted to make sure

that you're on top of the operations,

and Alexia and Sophia

and the team, and all that stuff.

I would say that's a loaded question.

The last time we talked about this,

you called me out of the blue and said,

"I thought about it. I don't think

we need a director of operations."

"You be director of operations."

All that does is add

a bunch of unnecessary expenses.

If you disagree with that,

then you need to stand up and be like,

"You're wrong." Be an executive.

I am acting as the director of operations.

-Right. I got that.

-Doing all the things.

I don't know if you know

what we put in place.

I feel like you do come in

in times when you are stressed,

and suddenly, you're shining a light

on where you see the cracks

and what's happening.

That is exactly right. We need to set up

a formal meeting once a week.

-I like it.

-I think that'll help us a lot.

I know you're so busy.

My sisters and I are trying to take more

off your plate, not add to your plate.

I appreciate that.

But we have made a lot of progress,

and this is me trying

to manage both roles.

Manage the team, even though

it's not my favorite thing to do.

-Yeah.

-[Farrah] I'm doing it.

And also sell.

Yeah.

I'm hoping that Farrah could take

what I've taught her

and kind of pass that on

to Alexia and Sophia.

I really need her help,

but it's very clear

that she is more passionate about sales

than she is

about management and operations.

With Alexia and Sophia, Alexia more,

because Sophia's just starting,

and Alexia, I think,

is now past that rookie stage,

we need her to start learning how to work

more efficiently and effectively.

She has the capacity to bring in way more.

-She's great, but we need to get her up.

-Yeah.

Agreed.

Maybe I should refer to him

But the one thing that is important to me,

why say that to 300 people?

[sighs heavily]

And, like, I kind of wish you had my back

a little bit more with the Brandon thing.

For real?

Putting yourself in Brandon's shoes,

a young agent,

a minority.

I mean,

I think he needs people to build him up.

We can do better at doing that.

[Ben] I wasn't able

to have any fun that day.

Everyone was on top of me.

-You're kinda being sensy.

-[Ben] This was the theme of the day.

How sensitive I am.

I'm not that sensitive.

You're not, which is why

this is really throwing me off.

[tense music playing]

It's just, like, the Sierra Mar pressure

is making me a little bit more on edge,

and maybe you're seeing that as sensitive.

I've been really focused

on the stuff north of ten.

To have one, to throw everything at it,

and then to have it expire,

it just feels so amateur hour.

I got to get Sierra Mar sold.

-[Alexia] What did you think of Forum?

-[Zach] I didn't know what to expect

And it was like a Molly trip.

I mean, like, the colors were vibrant.

-The sounds were engaging.

-[Alexia] It's true.

-The energy's incredible.

-[Zach] Oh my God.

I'm so glad that you did not blow me up

after calling you Mo 2.0.

I thought it was a

That's a huge compliment.

Like, I don't know if you ever want

to take over this company,

but anyone that possesses

that magical quality

that Mo has, which you do,

has the ability to be that type of leader.

I got drinks

with Brandon and Joey on Friday.

Joey was talking about how Alexia

has made such an improvement,

and if you would have asked us a year ago

who would be taking over,

we would say Farrah, right?

But now it could be either of them.

I mean, I think my impression is always

that Farrah doesn't want it.

Joey thinks Alexia

would be the one to take over.

Alexia has this stature.

-Confidence. I think that's refreshing.

-She has that charisma Mauricio has.

-[Brandon] CEO energy.

-She does.

I see her as a leader for The Agency.

Wait, so does this mean

I'm calling Alexia "boss"?

Potentially one day.

-Okay. I'm gonna have to digest this.

-[Tyler] Yeah. I know.

-[Mauricio] Peggy.

Kiki's a basketball legend.

Kiki and Peggy VanDeWeghe

have been friends of mine

for a lot of years now.

They decided to move to the Valley,

and I introduced them to Michelle.

This house is so unique and so different.

I can't wait to see

everything you've done to it.

Michelle and I will figure out

a pull marketing campaign and all of that.

Michelle Schwartz is a friend.

I've known her for a very long time,

since she was a young kid.

Her father and my father

are very close friends.

She's a fellow Mexican Jew,

and I was her mentor.

She was one of the original

founding members of The Agency

when we all left Hilton & Hyland.

She left with me. She's a badass.

She's an incredible real estate agent.

I'm really excited to be doing

this listing, you know, with her.

It's got a lot of cool areas.

[Peggy] Yeah. This is the zen den.

The original owner had the house built

in a feng shui way.

This is like the whole zen garden

and the Buddhas.

I might have to come here

and meditate one day.

Yeah, it's right off

of the primary bedroom and bathroom.

Oh, look how beautiful

you made your bedroom.

This is a gorgeous light.

[Peggy]] Yeah, it's gorgeous

and not fun to clean.

[Mauricio] I'd not want to clean that.

-You redid the bathroom.

-Yes.

I put in a new skylight,

so when you're laying there,

you're looking at the moon at night.

-So you can have a moon bath.

-[Mauricio] I love it.

[Michelle] What's next?

Beautiful. I love the round table.

[Mauricio] So this has

such good mid-century vibes.

I absolutely love it. Is there a place

where we can talk strategy?

I have just the place for you. Let's go.

[Michelle] I love this room.

This is the coolest fireplace.

It's so unique. It's rare to still see

this beautiful mid-century design,

and people love this mid-century design.

And I know

we'll be successful in selling it.

So, having said that, we have something

interesting that we need to talk about,

which is this ULA tax.

I think that the pricing of this house,

Michelle and I did some comps

before coming here,

and I just think

it's kind of like, you know,

right around that $5-million mark.

The ULA tax is a tax

that the city of Los Angeles has passed.

It's really just a mansion tax.

It is strictly a tax on the sale

on any property above $5 million.

If you were to sell the house

for $5.2 million,

it would be the same thing

as selling it for $4,999,000.

So I personally think that we should price

the house just above five million.

Give a little wiggle room for negotiation.

We trust you implicitly.

We trust you.

You're gonna do a fantastic job.

it gets harder and harder

to continue to teach them.

I mean, I Look, I do my best

within the time period that I have.

I don't think it'd be a bad idea for them

to learn how to do it from a woman.

I mean, Farrah,

you know, she's a rock star,

but that's family and that's her sister.

To learn from somebody that's not family

like you learned from me

It's not a bad idea.

Well, why don't we put maybe like Alexia,

you know, a little bit on this listing,

and you can work with her,

and you can help her help you

and you can teach her a lot.

-Yeah, I love teaching.

Through bar mitzvahs and parties,

Michelle has definitely known my kids,

you know, for a long time,

but they don't really know each other.

Michelle is very different than I am.

I'm very much an optimist,

she's very much a bull.

I think that Michelle

and Alexia's personalities

could either really clash,

or that they could be so different

that they can learn

so much from each other

that it could be an extraordinary thing.

What you really need

is to create lead generation.

Absolutely.

Just to be clear,

I'd love to see you succeed.

But you need to put in the work,

and I'm definitely open to allowing you

to stay at The Agency

for a period of time.

But that's not how things work

at The Agency.

We really are a family,

and we want the best for each other,

and we support each other,

and if that means getting a second chance,

we're gonna give that.

I was initially working with Mauricio

at Hilton & Hyland,

and it was me, Mauricio,

Eduardo, and Farrah.

So Farrah and I always knew each other.

But I don't know Alexia as well.

[Alexia] This Valley heat

is starting to roll in.

[Michelle] Um, okay,

since you're a Valley girl,

Mo and I have a new listing,

and, you know,

your dad taught me everything.

Yeah.

And now I'm the Queen of the Valley,

and I run this sh*t here.

And so I think that it'd be really

beneficial for you to learn from me.

I do think that in this world of

[music distorts, fades]

nepotism,

there's that mama bear part of me

that wants her to have her own identity

and find her voice in a world that,

you know, for better or for worse,

is under the umbrella of her father.

So that's where I think

I can actually be of huge service to him

as a thank-you for what he's given me.

I'd love to kind of show you

how me and my team do things.

Maybe one day

you won't be on your dad's team.

Maybe you're just gonna go

and dominate the way he has

and do it in your own way

with your own voice.
