[Jimmy] Welcome to the big leagues.

[J.B.] Whoa. Okay.

[Jimmy] Yeah, this is no joke.

It's amazing.

[J.B.] This is an absolute mansion
among mansions.

It's a 20,000-square-foot,
$40 million house

on a four-acre lot with complete privacy,
minutes away from the ocean.

The first floor is
just absolutely incredible.

You could tell there's a lot of parties
happening here.

Thirteen bedrooms,
an endless amount of bathrooms,

and the amenities are insane.

There's a two-lane bowling alley,
billiards room, an awesome theater,

gorgeous glass wine cellar.

This expansive backyard,
full Olympic-size pool,

Jacuzzi, pool house, sunken tennis court,

and if all these bells and whistles
weren't enough,

you walk up to the top floor,
and there's a putting green

with 360 panoramic views
overlooking the ocean.

It's like the Taj Mahal
of Hamptons' mansions.

A total different world.

a father, it's like...

We always talked about that.
Family is the most important thing.

The Italian in us,

but now that it's actually happening,

like, he's the first one of my friends
to have a baby.

Honestly, it feels like with his emotions,
I'm having a baby too.

I've been trying to sell
Sandy's oceanfront home all summer long.

It's been difficult to sell, and now
Sandy doesn't really want to sell it.

I don't want to waste my time
or anybody else's.

So, I'm moving on to the next thing.

I see how busy J.B. and Jimmy have been
over the last few months.

Here's my shot
to make something happen with Jimmy

before end of summer.

[Noel] The owner recently renovated
this 6,000-square-foot modern home.

Open interiors, great finishes,
ample space for entertaining

on both the inside and the outside.

that overlooks this huge L-shaped pool

just a few short blocks from the ocean.

Working together, hopefully,
Jimmy and I can secure this listing.

The best of the best in the Hamptons.

It checks all the boxes
for exclusive and prime.

Having a team helps my business.

You can't be everywhere at once.
It's impossible.

I'm excited to bring Noel into this deal
because he's very eager,

and I'm curious to see
what he'll bring to the table.

We wanted to come here,
check out the property with you,

and then really go over everything.

Well, let's start walking
through the house.

This is primarily a summer home.

So, we wanted to bring the beachy feel,
the colors of the beach.

All the floors
have been completely redone,

changed the color to give it
a more contemporary look.

[Noel] Great.

-[Jimmy] You can hear the ocean from here.
-[David] Oh, absolutely.

I've spent a tremendous amount
getting this to its current condition.

Everything is new about the house.

Follow me.

This master bedroom
just has amazing light, amazing air.

Once you open up both sets of windows,

you get air from the beach
flowing right through here.

[Noel] It's great that
you've got two balconies,

on both sides of the room.

[David] The master bath,
over-sized shower, all Italian fixtures.

[Jimmy] It was money
well spent in the reno.

Let me show you the kitchen.

One of the major investments that we made

is the new window-wall system,
which really integrates with the deck.

That's the definition
of indoor-outdoor living.

-It's seamless.

You don't see many of those doors
in Hamptons.

Why don't we go talk business?

You've mentioned the price.

You've said something
in the mid-nine ranges, right?

Why do you feel just below ten
is a good number?

It's not a traditional build,

but it's also not a massive estate
with tennis and things of that nature.

It's modern but it's modest.

People definitely search
from ten and under.

If we list it at ten-two-five,
we would miss a lot of buyers.

So, that's why I think slightly under ten
would do us the best favor.

Giving you guys this listing
is a big commitment, you know--

Let me tell you why I think
you should give us an opportunity.

A lot of my buyers as well as Noel's
are in this range.

We have a lot of foot traffic.

At Nest Seekers, we really pride ourselves

So, we're hosting a sunset viewing party

hoping to make one last sale
before the summer ends.

[Jimmy] I'm spending $30,000

It's a lot of money to risk,

Sometimes, I can't sleep,

unfortunately, but I'm constantly thinking

of what I can do to get more light
on the property.

You're always looking for that formula.
The guy who's hungry, the guy who's smart.

The key is connecting with people, right?

We wanna make sure that we are connecting

with our customers, our clients.

You gotta think outside the box.
Anybody can do an open house,

anybody could list a property,

but to go get the buyer,
that's the most important thing.

I believe all this open house stuff,
it's all nice,

but kind of chatter.

Now, you have a product
that you can use to make sales,

-advance your agency.
-[phone chimes]

Our interests, then, you know,
coalesce and come together.

-Gotta turn it off.

Our phone, this is nonstop for us all day.

When you come in here,

Obviously, being in the business I am
and the glamorous side of it,

it is just so wonderful to get
48 hours off after your baby is born.

So, I took two days off from work
and then right back to the grind.

This has been a summer of big changes.

I'm f*cking exhausted.
I need to put that to the side.

I'll change some diapers when I get home.

But until the season comes
to an official end,

I'm doing what I need
to provide for family.

The recess is obviously nice.

Having the gate around you

where it's not completely blocking off
your view of everything.

This needs to be a Har-Tru court.

It's not an all-season court.

But it's just you don't like how
the ball bounces off like this.

I can feel that this is the right place

and I'm with the right people.

I followed up with Yale,

and he invited me to visit
his new development project.

that Jimmy has worked

A hundred percent,
but that's also the business.

I think it's a lot of factors.

This is a area where the billionaires
of the world are here.

They're gonna find us
whether I take a broker or not,

but you called me,

you show me you're aggressive.

why I should entrust

and what specifically you're gonna do
that distinguishes you from others.

Aside from posting it and advertising
in the local newspaper, then the Internet,

I also have a huge clientele
and a huge network

of other attorneys, real estate brokers,
financial advisors.

I work with brokers on the West Coast.
With brokers in Miami,

overseas in the UK, Greece, Paris.

You name it, I know someone,

and if I don't know someone,
I will find someone.

That sounds very good.

However, I want to be
totally candid with you.

Everyone's asking me for the listing,
I didn't give it to anybody.

Not the most seasoned,
not the biggest brokers, nobody.

I would work day and night
to get this out there.

I would shake any leaf I can
to get this and sell this.

The developer does a lot of multi-family
in Florida. So...

Is Noel getting
the same opportunities as me?

The beginning of summer, I thought
this partnership with Jimmy could work,

but now I'm really confused
of the situation.

After me and Noel move this,
he'll do another one.

Yeah, we're gonna keep our eye open
for another project.

Maybe it's time to do my own thing

and brand myself individually,

and then actually get my own listings
and be my own boss.

So, we're excited.

That's the same thing with Yale
and David White's.

You know, if we make
Mr. Fishman happy,

then we have an opportunity
to get that big listing in Duck Pond.

You know, that's why you do it.

I'm a lawyer. I know more than anyone

that unless the contract is signed,
nothing's official.
