Tonight, we're getting to share

my and Adam's brand-new listing,

1200 Bel-Air Road, with Mauricio.

This listing is 139 million dollars.

It is by far the biggest

and greatest listing we've ever had.

There's a 23-foot TV that's

And this wine room holds about 1,050

bottles in a temperature-controlled space.

Selling a property like this

is such a feather in any agent's cap.

This is one of those

once-in-a-career experiences.

Actually, the fact that Adam's leaving,

I wouldn't mind sh**ting the sh*t with you

and getting your advice

on a couple things.

Of course. What's going on?

Yeah, just a couple of things that

have been weighing on me a little bit.

After you told me that, you know,

Ben was talking to Joey

-Yeah.

-You know, Joey came to me, um

[Jon] Yeah.

and then he told me

that Ben's being recruited by Compass

Really?

Has he ever told you anything about that

or not really?

It's definitely the first time

I've heard that.

I mean, look, Ben's a good agent,

but retention's one of the hardest things

in this business,

because, you know, part of your job

is to help foster talent,

and in fostering that talent,

someone's going to grow in their career,

and they're going to

achieve greater success,

and then start looking at, "Is the grass

greener in the other pasture?"

And when you're being poached

and being recruited,

like, that grass looks neon green.

Right.

The other thing that's kind of

weighing on me and bothering me

-It's more of a personal thing.

-Okay.

It saddens me a little bit.

Alexia told me that Farrah might

you know, be wanting to go off on her own.

[Alexia] Farrah and I

had a discussion the other day,

whether you think things are

resolved or not, she's still really upset,

and I'm really concerned

because I don't want Farrah

leaving our team at The Agency.

You know, I'm building this, like

family unit that I'm hoping

will be around forever.

I mean, there's nothing

that I'd like to see more than

You know, like my father working with me

and his grandkids right now, and

God knows, I mean,

you know, Sophia is still in school.

She's graduating this year. God knows.

-Maybe she'll join me.

-You've got three generations right now.

And I'm hoping that I'm building a team

that I could keep really close,

and I'm allowing them to go big

within the team,

and it saddens me

that she's feeling held back

under a structure that I

that that's not my intention of

the structure that I'm trying to create.

You're a hard person

to get an audience with these days.

This is the most time

we've spent together in months.

Right? And I'm not saying that as a jab.

I mean, I get it. You're just that busy.

And that inability to get access to you,

to get an audience with you,

to be able to sit down

and actually treat the business

like more of a business,

I know has caused frustration for her.

But I think if you solve that, she stays.

As the CEO of the company,

my time is being spent

growing The Agency

and making it a global firm.

So, even though I appreciate people,

sometimes because of how busy I am,

I don't always voice that,

and that's definitely something

that I'm trying to work on more and more.

So I think that it's probably frustration,

and if you can solve

wherever that frustration stems from,

you solve the problem.

happens to be good friends with her,

and Whitney's been working with

a well-renowned celebrity designer

named Jake Arnold.

They're just finishing the house.

And you never know,

just because she just moved in

doesn't mean she might not

entertain selling

if we brought her the right price.

One of our colleagues is gonna stop by.

Her name's Sonika.

-She's one of our newer agents.

She's one of the rookies on the team.

We just thought, like, for her to see

an example of world-class,

high-end design

because she struggles with confidence,

and Whitney is such

a beacon of confidence,

I'm really hoping that Sonika

can glean something off of that.

Coming from West Virginia,

I wanted mountains.

I wanted to feel like

I was somewhere else.

Like Ted Bundy could get me at any moment.

[Jake] I think the biggest thing

with the kitchen is

the whole idea is that we didn't

want it to feel like a typical kitchen.

Like, this very easily

becomes an amazing bar and just like

-[Adam] Now we're talking.

-[Sonika] Wow!

-[Jon] She is!

-Yeah, right? Like

[Jake] Whitney is one of the few people

you could show a slab like this

in a picture and she fell in love with it.

-It's earthy, it's natural.

very confident in music,

but I'm not confident in real estate,

and I want to shift my mindset.

what the commonalities are

between real estate and singing.

'Cause to me, they're incredibly similar.

-What you do is you're a performer.

Being a real estate agent, I mean,

people are incredibly scared and insecure,

-and they need to just be like

-"Help."

Yes. They're like, "Help me,"

and you need to be like, "I got you."

Hundred percent.

Okay.

You want to be a pillar of strength,

but you have to believe it.

Mmm-hmm.

I'm starting to believe it a lot more now.

[Sonika] I completely agree with Whitney.

Everything's clicking

as we're having this conversation.

And I need to harness the excitement

and power I feel when I'm singing.

-I wanted to show you the outside.

-[Jon] Yeah.

I'm like, "Let's just take it,

and turn that energy,

and just, like,

translate it into real estate."

It's gonna happen.

I mean, this place is your sanctuary.

I have no doubt that even though

we could quantify it with a number,

for somebody, it's gonna be priceless.

-My first good decision. It happened.

And maybe if I do list,

you'll be my agent,

and these guys will be

out of the equation.

I love them, but I'm like,

We have a lot of interest,

we have a lot of action.

So we got multiple offers.

There's one super nice couple.

They have two kids.

They were brainstorming

a whole bunch of ideas,

like daydreaming about what they

would do to the kitchen, to the backyard.

-She wants a Pilates station

So, they were seeing the whole picture,

and they spent about an hour

walking through the house,

proposing an easy close,

and they're at six million.

Amazing. I would

accept a six-million-dollar offer.

You really took a house

and with a very small budget,

you got it painted, you got it staged,

you made it look beautiful.

And the truth is that because of you,

I think it's one of the reasons

it's getting sold quickly.

-I could not be more proud of you.

I just think it's such a testament

to her as a developer, a woman,

and to nurture each other's businesses,

to support each other.

It's amazing to see it come full circle.

Remember you found me this piece of land,

I've been working with Dang now for

my gosh, probably around 20 years.

I worked with her in our first meeting

with Zoltan Pali, the architect,

when we were sitting there

and he was presenting

the shape of the house.

And then she went down and just built

an absolutely crazy, incredible home.

To me, one of the things that

is so unique about this property

is the architecture. Just extraordinary.

It's unique, it's different.

But you were also able

to create a real sense of warmth.

The other thing that

you have going for you

is just the extraordinary detail

and quality.

-In my opinion

your quality surpasses

anything out there right now.

This is as good as I've seen,

without question.

and what our competition is, all of that,

particularly the fact that we want

to get it sold relatively quickly,

I think that if we price it at, like,

42 million, plus or minus,

that it will really be attractive today.

[Dang] I mean, it's a realistic price.

-[Mauricio] Very realistic.

-Priced to sell is not unrealistic,

-and then keep reducing

-That's what you don't want to do.

-Especially if you want to sell tomorrow.

earned a listing of 42 million dollars,

is because I've sold

more 20-million-dollar homes

than anybody else in the country,

and I think more 100-million-dollar homes

than anybody in the country.

But as an agent now, I want to

pat myself on the back a little bit.

but number one was this whole thing

Yeah, well, what I see in him

is a lot of, like, what I saw

in the early parts of my business

He's falling his way to the finish line.

So when I see people doing that,

I'm like, you know, "Are you happy?"

Yeah. Well, you know,

like, from my perspective,

if you want Joey, be more,

you know, straight-up about it and just

instead of having, like,

an offline conversation with Joey.

[Mauricio] I think it's great

that Ben sees a lot of himself in Joey.

Am I happy that he thinks

that's an invitation

and an opportunity to come and poach Joey?

Absolutely not.

I was also told that you had been

talking to some competitors,

and I just wanted to know

what that's about.

Well, I've been with the company

for almost seven years.

And my volume's been growing,

and people are taking notice.

You've seen my grind,

and in our business,

it's so tough to be successful.

And I do think it's easy to be able to

spot who's headed in a certain trajectory.

And when I have someone on my team,

and I see them, like, doing great things,

I'm proactively saying,

"Hey, here's a better split,"

or like, "I'm gonna inject, like,

$2,000 into your digital ad spend."

And, like, I'm finding myself

asking for things and being denied.

You know, as I continue to rise,

I want to feel like

it's being proactively acknowledged.

I'm not having to ask for it

and then still being told, "No."

I was not aware that he was told no.

Um, I was not aware

that he asked for anything else.

So that's also clearly some sort

of a breakdown in communication

with whoever he's talking to.

So, maybe he just needs to talk to me.

But I definitely want to make sure that

he understands how much he's appreciated.

Look, from my perspective, Ben, I

think you're an amazing agent.

-I think you're only going to get better.

So, if there's ever anything that

we're not doing that you're looking for,

come and talk to me.

And I totally get the way you're feeling.

It's one of the toughest things,

being a brokerage firm,

is that when you recruit,

you're bringing in this new person,

you're trying to figure out

what to offer them to get them in, right?

Sure.

Now, once they're in, the worst thing

that all these brokerage firms do,

all of us, including us,

is they're in and then you overlook

the people that are already in!

That's one of the things

I've never wanted to do.

If we're gonna get something

out of this thing, let's just get out

He brings in a lot of business.

If he left, it'd be a big loss

from a personality perspective.

So, irrespective of what his business is,

he's a guy that brings

the right culture to us.

Let's just figure out how to split up

those cents where everybody's happy.

But, you know, it's back

to being open and collaborative.
